Holyday license guardamar

Hi guys, im trying to establish what is considered not short term rentals in guardamar, i have seen on some websites that if you rent out your property for more then 30 days, not need for license as it is not  short term, is that correct? Does anyone have any official website to confirm that, last thing i want is to get in trouble with the authorities in Spain, appreciate any help, thanks

Long term lets are residential, i.e. the home of whoever lets the property, and that excludes letting to someone for a long holiday.

I think the current law is:

You can do something called 'seasonal letting' without a license - Law29/1994 on Urban Leases and Law 8/2004 on Housing of Valencian Community.  It does appear to mean anything longer than 30 days using a fully equipped house with the rental including utilities and the bedding and towels supplied, a sort of halfway house between holiday letting and a residential tenancy, but I personally would check with your solicitor for the up to the minute regulations because these things have a habit of being changed with very little notice and not a lot of publicity.

I should add that even if you do the longer lets that do not need a license then you may still have problems advertising on the more reputable holiday home sites as they will insist on a license number.

Thanks guys for your help, i have done a online research on seasonal letting contracts, it seems a good option for us, it can be rented out from days weeks up to 12 months, as long as we have the proerty advertised out of any holiday site and furnished and bills included, just need now a seasonal contract template drafted by a good solicitor and we are ready to go, we probably use Facebook and Instagram as an advertising option for now, many thanks for your time

Just found this thread and was wondering if anyone has experience of seasonal letting ; especially the practicalities of it. I understand the landlord needs to notify the generalitat Valencia on every contract and pay the deposit for them. How does this work out in practise? We are renting our holiday home for usually two weeks at a time so how much deposit do we have to take and how do we transfer the deposit and then get it back? we would be grateful for any advice or info 😊

Seasonal let's are stays of longer than 4 weeks but still a temporary stay. Anything up to 30 nights, is a holiday let and you MUST have a tourist license and fulfil all the other requirements too. 

I have heard seasonal may be reclassified as minimum of 60 nights but nothing definite as far as I am aware.

Seasonal lets are in furnished properties with utilities included, same as holiday lets. However it is important that your ad states minimum of one month stay. 

Marcelo, please be careful when looking for info on line as you need to ensure the information relates to your region - all regions set their own rules so what is allowed in Murcia or Andalucia can be different to that permitted in Alicante province which comes under Valencia region.  No license means no short term letting. Calling a two week stay 'seasonal' does not make it legal; it is a holiday let and requires a license.
