Hi all,

Hope you are well. I am new to the forum, we are considering purchasing a property in El raso Guardamar, the property and area seems lovely and peaceful but we are concerned about the future if we wanted to sell, would it be difficult to sell as properties are on the market long.

What are the benefits of living in El raso and is the bus service reliable?

Does anyone know if the building of a shopping area near the salt lakes is still happening?

Usually properties sell quite quickly on El Raso, but you’ll always have the odd one that doesn’t, probably because it’s overpriced. Ask the estate agent how long the property has been on the market. 

Bus route is extremely reliable and usually on time.

Commercial centre down by the lake  has been completed for a few years, but ran into problems with licensing hopefully it will be sorted out soon. Extra facilities are definitely needed at that end of El Raso as hundreds of new apartments have been built since the commercial centre was planned.

Hello: yes, the area is fantastic. Time to sell depends (before, now and in the future) about price. If it is "inexpensive" it would be on the market very short time. A overestimate property can be years on sale. Noone can read the future about how prices will move.

Thank you so much for your reply.

We love the area, it’s not overcrowded or too touristy unfortunately we don’t know too much about the area but found a property we love but it’s been on the market since October 2021.

What do you do for entertainment?

Do you travel out the area to shop?

Hello Dmaria, I think the most important question to ask is what is your Tax status when you wish to sell. Are you residents? The estate agents fees are very high by our standards. In my opinion, you need professional independant legal advice. Peter132

I don’t know El Raso but would imagine it’s a nearly created area near Guardamar.  Lots and lots of new developments have popped up over the years and no doubt all very nice.

The first thing is this..

Do you plan to live there or holiday there?

Will you buy a car?   Do you want to go to the beach to either relax on it or enjoy a coffee or lunch nearby?

Will a bus drop you close to the beach?

Could you walk to the town or the beach?

Think about all the things you’d like to do when in Spain. will you need to get a taxi from the airport ?  The airport bus travels to Torrevieja only. 

Have you tried walking from El Raso to shops or restaurants?

When we first bought years ago we spent a fortune on taxis and hire cars. The bus service near us runs every 30 minutes. Sometimes we stood for ages not realising that we’d missed it!
 Please don’t just fall in love with a property , look at the big picture and if everything adds up, buy it. 

I should add that we now have numerous restaurants and amenities close by and we also bought a car so can do whatever we fancy. 

I hope you make a wise decision. Many people strongly advise renting for a while so that you can find your feet and become familiar with various locations.  It’s a sound idea.

We are looking for a holiday home, we like the area, did some research and found a lovely home which suits us and offers the privacy we need, hopefully we get through with purchase.🤞🏾

We moved to El Raso 4 years ago, plenty to do there, exercise classes, bars, which have different activities,  restaurants, a small supermarket.

Many supermarkets are a short car ride away, Consum, Mercadina, Lidl, Aldi,  Mas y Mas.

The beach is 5 minutes in the car

It's a quiet place to live, as long as you are not close to the bars. 

It's ideal as you are so close to so many things.

We love living here.
