Glass curtains

Hi all , I’m thinking of having glass curtains for my terrace , just wondered if anybody has had them fitted and if they were expensive?

You would need to get permission from the ayuntamiento as this increases the internal size of the house and your IBI will increase accordingly. Many country properties which have been built illegally will not be allowed to do this.

Hi Sandra,

Friends of mine had glass curtains installed by Eurogard on their large, curved terrace and it cost €6k.  I assume it would be less expensive if the terrace has straight lines.

As Cheryl says, you will need to check with your Ayuntamiento (Town Hall) whether you need a Major or Minor Works Licence and whether they will grant one.  The cost of the licence is relatively cheap and it's not worth doing it without one, because it will cause a problem if you want to sell your property in the future - the unlicensed development would need to be regularised before selling and as well as paying up to 4 years' worth of increased IBI (Council Tax), you could also be fined.  This situation has arisen for us on both a house purchase and house sale in Spain - not the same house 😄

Thanks for the information, yes I was expecting I may need to get a licence , I really didn’t have any idea of cost but I think I will get a quote and speak to our town hall .

They are glass panels that hang from the top track and you can fold them all back to open the terrace , to be honest i only know what they are as I seen them recently 😀

For installation use PPS , do not make the mistake of using anyone else  , unless you want a world of grief ...!!!!

Thanks for your reply, I see what you mean, they are folding doors with very thin frames made up of 1 -2 - 3 or more panels.

Yes that sounds right , I have a feeling they may be quite expensive and may need permission to have them fitted but we will see 🤔

My daughter had them fitted and all I can say is, they make a massive difference to the the house and for my daughter were well worth the money.
