What are the legal requirements for renting a property out?

I have a villa which I have a tourist license for and am looking to rent out in the summer for a couple of months. Please can anyone tell me what are the legal requirements? Do I need special insurance, fire extinguisher signage etc? Which websites would people recommend VRBO Airbnb? Any pitfalls to avoid etc. any advice would be grate

Hi, first take a look at this link, it gives the property requirements and has lots of other info as well, and it is an official site.  Click link and then click FAQ in English. https://www.turisme.gva.es/opencms/opencms/turisme/es/contents/tramitacion/empresa_turistica/faq_preguntas_frecuentes_viviendas_turisticas.html

To get the License in the first place you should have had fire extinguisher, fire exit plan, emergency telephone numbers, tourist info, all the required equipment and fully equipped for the number of guests stated on the License.  You also need your official plaque, your official complaints forms (and sign to say you have them).  You need login codes for registering your guests on arrival with the authorities.  You will need specialist holiday let insurance - normal household policies do not cover rentals.  Use proper contracts.  You will need a legally working keyholder to check the guests in, check them out, clean the property and prepare for next guests, and be on call for emergencies when guests are at the house.

We do mainly direct with guests bookings so don't usually take bookings via portals (we are on two with free listings though), but the better portals from the owners viewpoint when starting out are (in my opinion) Vrbo, Holidaylettings and SimplyOwners.  I would not touch booking or airbnb - personal choice and my reasons are genuine.  Plenty of free places to advertise, but you must by law include your license number in all forms of advertising.  You cannot exceed the number of people (all ages) stated on your license.

To be completely honest with you, if you are looking at just a couple of months, the overall costs are going to be high in comparison to income.  The tax return is quarterly if you are non-resident, annually if you are a Spanish resident.  If an EU resident then tax is 19% after allowable deductions, but non-EU residents pay a straight 24% on gross rental income, no deductions.  Holiday letting can more than cover your property costs and, done properly for a decent number of weeks, it can provide an income.
