Non resident tax

Hi, can anyone help with this?

I want to change my bank as I am being charged all the time but don’t know who to change to. Does anyone know a bank that offers free banking to non residents.

The second part of this post is about non resident tax. I have a solicitor in Spain that pays my non resident tax for me each year but there is also money taken from my bank account by the bank which is apparently a non resident tax? Is this correct and do all banks do this?

Hi Sharron

Change to Cajamar bank, their online account "weferrent" which is free to non residents but you need to set it up in branch as non resident NIE,s are not recognised by their online application software. Research their website, its in english and their app is too. However they dont guarantee to have english speakers in all branches, but google translate or a spanish speaking friend can be very helpful. 

As to second point, could the bank be taking their fee for their non residency certificate which is sent to the Spanish tax authorities? This is done every 2 years. I,m assuming you are not talking about your yearly Suma tax(IBI). Btw, I use Angar taxation services as recommended by Jim Taylor, based in Torrevieja and all done online. They only charge 20€ per owner per property(ie. Joint owners pay 40€). I,m sure this is a lot cheaper than your solicitor charges for same job. Again, google them and its all done in english, very simple.

Sharon, have you checked with your Solicutors what the amount they charge you each year is related to ?

Could that anount be their annual charges for dealing with the administration side of the tax and the amount taken from your bank account be the actual bill amount ?

Thanks les it could be.  I asked the solicitor about it and they said theirs is the non resident tax but the bank charge a separate one as well! I’m coming over all being well on the 29th so am going to look into it more thoroughly. I bought the house about 3 years ago and basically just did everything I was told without querying it as my head was spinning with all the different things. It’s only now that I’m thinking about what I’m paying out, I’ve had more time on my hands with COVID 19 !!

No probs Sharon and I do understand what you mean by your head spinning when first buying . So much to do and to think about even with The Lawyer on board. Glad you got there in the end and have clocked up 3 years already.👍

Sharon I think that is a charge levied by your bank every two years as their certificate fee in notifying the Spanish Tax Authorities that you own your property but are not a permanent resident . I think that amount quoted is a standard charge in most banks.

Still worth checking at your bank on your return.

Sharron, I have not been charged any fees since joining in March 2019, however I expect to pay sometime soon for the non resident certificate which all banks have to do to inform the tax office. I think their fee was 25€ per person(Sabadell,s was 30€)
