NIE numbers and best way to transfer money

Hi Everyone

Advice needed please. I have just found a property I would like to purchase in La Marina and am after some advice on how to obtain a NIE

 number and the best way to transfer money for the purchase.

Also does anyone know a rough idea how long the buying process starts? The owners and agent have applied for the habitation

certificate and all the paperwork but I read NIE certificate are only valid for 3 months.

In the mean time I am doing as much research as possible to how best to transfer money and get the most out of my £££s.

Thanks in advance for any advice given which will help as all seems slightly daunting.

The issue of NIEs for three months only, as far as I know, was only for a short period of time - these days they don't have an expiry date.

Search the forum - there's some good advice given by holmshaw:

Getting an NIE number for work 

If you're anywhere near a Spanish consulate office in the UK, go onto their website and you'll find they can act as an intermediary in getting you an NIE.

It's best to make the appointment well in advance, or you might not get it done on your next visit.

If you're buying in La Marina, is it from a Brit? If so, could you agree an exchange rate and just bring out a certified bank check in sterling. Then you'd only need to transfer the money to pay for the estate agent's etc slice of the pie. Otherwise you're looking at using the likes of Transferwise, Moneycorp, Currencies Direct etc.

Given the number of illegal properties out here, you're wise to ask for a habitation certificate from San Fulgencio town hall.

Hi, If buying through an estate agent, the information should all be there. I was recommended a solicitor ( who obviously charged). The property was decided upon on the Tuesday of that week, in the afternoon i arranged an account with Deutschebank (passport only NIE number not required there and then). By Thursday my solicitor had my will AND power of Attorney (to sign over in my absence). Friday afternoon I accompanied my solicitor to the local town hall and everything was then in motion.

Unfortunately there were small discrepancies from previous planning regulations, that my solicitors had to chase and clarify,but, obviously this must be done should i need to sell the property. Due to this delay i needed a 1 week extension to finalise. taking just over the 12 weeks from beginning to end,

For transfers I used MONEYCORP THEY WERE BRILLIANT.

I probably paid over the odds but it worked for me and we exchange on friday, feel free to private message any questions,

Thanks so much for the info. I am back in the UK now and at the negotiating of price stage. So I just want to be clear I know what I need to do and have in motion ready.

The new version of the NIE Certificate has no expiry date.

I was advised to go through a solicitor to ensure its a legal build etc. The ones I used are in Quesada and I gave them power of attorney. They did my NIE, house purchase inc changing all the utilities into my name. Cost €1600 inc taxes etc but I thought of the money I saved on flights back and forth and the cost of taking a translator to a police station. Also can prove the sale price of the house and taxes that were paid on the competition of the sale etc as this can be an issue years down the line if not done properly.

Hi Emma628, as Jim said in earlier post, try the Spanish consulates in UK, I obtained mine from the one in Manchester, and took about half an hour to do.

Lots of good advice above !

However the statement made ..quote "If buying through an estate agent, the information should all be there". Is, in my opinion, not quite right.

Estate Agents have their uses and can give some helpful information but they are primarily there to sell houses for the commission - Nothing wrong with that but some may tell you what they think you want to hear, possibly being a little economical with the truth.

It's always best to use an independent solicitor (not one recommended by an Estate Agent) who will be working for you and can give you good unbiased advice on everything to do with the conveyance of the property you choose.

I am currently buying a house on the urb which is going to need a new front door as one of the urgents on the to do list! Can anyone recommend a company or someone local who supplies and fits front doors.

C & G Fabrications in Los Closed are an excellent company and should be able to help you, just Google their name to find their website. We were delighted with the work they did for us earlier this year, consisting of front door, doors to balcony & solarium, French doors and replacement windows.
