Hi we are thinking of buying a home on the urbanisation which would be our permanent residence. Are all properties on the urbanisation subject to community charges and controlled by community committees.  Thanks

Hi, we have a house on the forest road and don't have any community charges. I think only if you have communal access to something e.g. swimming pool etc., and I think the 'parques' have to pay a small charge for care of the garden areas in the middle.

Thanks very much for the info, it really helps to know these things in advance.  We will be moving out next month.

Parques do not have community charges. The green areas in the centre are the property of San Fulgencio uncil. some people living around them choose to plant things and maintain them but they remain Council land. I owned one in a parque and just paid Suma (council tax equivalent) which is around one 10th of what you pay in the UK

My apologies. I thought that I had read somewhere that there was a tiny bit extra put onto the IBI for the communal gardens. Didn't mean to give incorrect information.

Thanks ever so much,  it is good to get the information from the residents that live there in the areas.

Just for info only. I had a 1 bed extended Evita with round floor terrace and roof top solarium and paid 102€ suma per year ( 2019/2020 prices) and a 2 bed extended Lola on a large corner plot for 289€ per year. Just to give you an idea.

IBI for a detached bungalow 2 bedrooms, 2 bathrooms 100m2 inside and the whole plot is 207m2 = €404 per year.
