15 years ago we purchased property in Andalucía but we discovered that it was built with many infraction of building regulation and legalities. It has taken us 14 year and thousands of euros to obtain a new escritura and make our property legal. We know want to move/buy property in La Marina. The question is does La Marina have similar problems to the ones I have already experienced?

If you want to be sure, make an appointment with the architect/engineer at Departamento de Urbanizacion at your local authority, in this case San Fulgencio and take the plot number with which the property is registered at Registro de la Propiedad. They will tell you everything you need to know but you need to ask the right questions which you will no doubt be aware of given your experience with the previous property. If there are any infractions, you will not be given Cedula de Habitabilidad and without this you will not get an account with the water company. So, so many questions to ask to cover yourself. If you get someone helpful, they will volunteer all the information and make you aware of relevant information you need but are not aware of. This is your best course of action as it is a one stop shop and does not create confusion with conflicting information.
We purchased a property in La Marina 17 years ago and have just sold. As long as you have a reputable solicitor there shouldn’t be any problems, they will make sure everything is legal. On the other hand Barclays Property Services are excellent and will deal with everything for you and they specialise in buying and selling in La Marina. Susan
