contd. from my earlier reply: Legally the vendor is responsible to pay the "hidden" tax (not the transmission tax of 10%), Before deducting anything. check to sales agreement/contract for this item.

Okay...I will soon take up a solicitor to do all the paperwork.Hopefully the solicitor will sort out my property issues.The agent have not done much on the property and i should not be paying the agent anything if no such work done yet.

The agency stated this 10% from the property price for the Tax ( Model 600 )
Secondly another 5 % legal fees for land registry,Town hall fee, water & electricity contracts and Notary

I'd be very careful of paying anything like "Reservation" or "deposit" or whatever to an agent. You are committing yourself to what? Instead have an agreement set up where both parties specify their relative conditions. You, as the buyer should require the vendor or his agent to produce proof of a legal title for the property (copia simple del Reistro de la Porpiedad) before even signing such agreement. Then, agree on a given date for completing the transaction before a Notary Public. Since you pay the Notary, you should select one of YOUR choice. Don't expect comprehensive assistance from the agent, his only concern is making money fast, easy, and as much as possible.

Don't give the agent a penny. Any money moves through the lawyers
The agents will try to scare you with the pay 3000 to.take it off the market tactics. Don't fall for this.
Make the offer, if accepted give the agent your Sols details and step back.

During the last 54 years I am living permamnently in this country I have bought and sold about a dozen own properties, and therefor can talk from experience(s). By no means I pretend to disqualify any differring opinnion, point of view, or whatever. But be assured I have none of the problems brought up here for discussion. Besindes working for Liebherr, Girling Ltd among others I studied Law and specialized in Tax and Public Administration.
