Thank you all, it is really helpful to see that list of bills that I will need to factor in....just wish I new someone on the urb that could tell me how much a Josefina house may cost to run yearly. It will just be a holiday pad, somewhere we escape to to get a bit of sanctury lol...

Thank you for all the advice...much appreciated as I'm going round in circles trying to work out what to do... :)...

...

thanks

Jo

Hi Jo

Hope you find exactly what you are looking for.  When you find your 'perfect' Spanish property that you will want to live in I very strongly advise you to have a separate English speaking Spanish lawyer.
I highly recommend Mr Salva, director of Ferrer Millet Abogados law office.  Abogados en Gandia - Lawyer English / Civil - Penal - Conveyancing (ferrermillet.legal).  From start to finish legal formalities took 16 weeks (Spain had many public summer holiday's). Many Spanish properties have paper thin walls; have problems with electricity and water, and many include hidden attachments. It is strongly advisable for you to go to Spain, visit the area and your selection of properties.   Strongly advise you to also buy and read Nick Snelling's book: Nick Snelling (nicholassnelling.com) .  Caixabank is a good Spanish bank.  My husband and I used the Spanish consulate office who processed our Spanish NIEs.  They email us the online forms to complete and then we made the appointment.  You will also need some passport size photographs.  From start to finish this took us about 5 weeks.  Cost per Spanish NIE was €20euros + transport costs to get to the Spanish Consultate office + a few phone calls.  Iberdrola is a good electricity supplier.

You might like to visit Lliria, Valencia.  There are many food shops: Aldi, Lidl, Mercadona, Consum, etc.  These shops also offer a €4 taxi transport home with all your shopping.  Advisable to drive a car.  Cost of living is very affordable.  Chinese restaurant 4 plates of food + 2 beers = €14euros.  Food shopping for 2 persons (fully loaded shopping trolley/cart) = €40euros.

Hi Jo,

You don't say whether your purchase is for a permanent move to Spain, or for a holiday home, but I've assumed the latter for my reply.

Can you use Excel spreadsheets?  If so, I can email you a simple, 1-page spreadsheet to capture this information:

-  IBI (Council Tax, payable to SUMA)

-  Non-resident tax (Modelo 210, if applicable)

-  Community fees (if the property is on a Community of Owners)

-  Electricity (standing charge + consumption)

-  Gas (if used, probably bottled)

-  Water (standing charge + consumption)

-  Internet provider (on/off service if non-resident)

-  Home insurance

As Cfell has said, you can ask the estate agent for the amount of IBI payable on the property which you are considering for purchase, and when it's due in that location.  Do you know whether the lender will accept this information confirmed in an email from the agent, or whether they will expect to see a copy of the latest bill?

The selling agent should also be able to get an estimate of the other costs I've listed, but we have many members who own property on La Marina, so hopefully they will be able to give you a good steer too.

Kind regards,

Kim

Hi kim

Hi Kimmy11

Would you be so kind as to ping me over a copy of your spreadsheet, as we are moving to the area at the end of the year?

Many thanks

Val
