Thank you guys for this.... really helpful. It is a holiday home I am looking at getting, but needed to know how much it will set me back apart from the actual house purchase. Can't wait to have our home in the sun :)

Can you use Excel spreadsheets?  If so, I can email you a simple, 1-page spreadsheet to capture this information:

-  Electricity (standing charge + consumption)

-  Home insurance 

As Cfell has said, you can ask the estate agent for the amount of IBI payable on the property which you are considering for purchase, and when it's due in that location.  Do you know whether the lender will accept this information confirmed in an email from the agent, or whether they will expect to see a copy of the latest bill?

The selling agent should also be able to get an estimate of the other costs I've listed, but we have many members who own property on La Marina, so hopefully they will be able to give you a good steer too.

Not sure how to do this but could I have a copy of that spreadsheet. I have already bought a place in Quesada and am very unsure what I’m paying for eg charges for electricity when no one is there

Hi Jen,

If you send me a private message with your email address, I can forward the spreadsheet to you.  

However, when you say you don't know what you're paying for when you're not at your property, are you receiving utility bills?  Or are you just seeing amounts going out of your Spanish bank account by direct debit?  Or is it specifically the electricity bill that you're querying?  If the latter, you could attach a copy of your electricity bill, with your name and address redacted, and we can explain the different line items for consumption, standing charges, gas surcharge, etc.

For a holiday home, the regular bills I would expect to pay are:

-  IBI (Council Tax): billed by SUMA on behalf of your Town Hall and collected by Direct Debit annually in October (delayed to November during Covid)

-  Basura (Rubbish collection): EITHER billed by your Town Hall and collected annually by SUMA, OR included in your Water bill

-  Electricity: billed monthly

-  Water: billed quarterly

-  Home insurance: billed annually

-  Non-resident tax: Modelo 210 must be submitted and tax paid annually - deadline 31 December each year

-  If you live on a Community of Owners, fees as laid down by the community

-  Bank charges, if you have a Spanish account - deducted from your account monthly or quarterly
