How long do house purchases usually take to complete?

Hi not to put you off but it can take a while some estate agents can sort most things out you will need a good English speaking solicitor a Spanish bank account any thing you see and like if you put in an offer try and bid less than 14 to 15 per cent less than the asking price it will go some way towards your costs
Ours completed in about six weeks but was a purchase from a bank so no chain. I would work on about 12% on top of purchase cost for costs.

We moved to Spain in 2016. We arrived 26th October. We had arranged to meet up with an estate agent the following day. We found a property he arranged for a solicitor (who was brilliant and cheap) she took us for our NIE no. He took us to open a bank account. We moved into the property 5th December so all just under 6 weeks. We have never been happier since our move.

Over the years we have purchased 3 properties in Spain, time span ranging from about 6 weeks to 10 days! (that being our current property) On the last purchase we used an English gestoria now based in Quesada who was brilliant because he knew we needed to move quickly (wasting money on rental at the time as having sold our previous property) If you want his details I would be only to happy to provide them for you. Previously bought one in two weeks and it could have been done in 7 days! but depends on circumstances make sure you get the cash over in time as this causes a lot of problems and be careful of bank charges for receiving money in Spain, Ciaxa bank for instance charge for anything over 25K deposited so can work out very expensive ask the question Sabadell were Ok, also they will try to get you to take out property insurance check be careful it's not worth it a lot of the time they will charge a large fee for issuing a bankers draft and say they will reduce the amount if you take out insurance.
