Hi Can't really help with what you are asking but in Spain you can get 20 year fixed! an at today's rates that has to be good.

Hi

I bought in 2013 and had everything in place as previous posts.

All completed in 7 days as there was a demand for the property so that completion time was a selling point in order to obtain the deal from others.

I used Moneycorp and saved over ā‚¬1500 euros on the exchange rate.

Almost a few hiccups due to Spanish bureaucracy but got there. The only surprise was an increase in the property tax which apparently the agents advised the wrong % but wasn't a deal breaker.

Compare all the exchange companies at the time as they vary but we now use Transferwise top rates and  so quick usually 4 hours or less for small amounts a bit longer when doing bank transfers to them.

Hi, we viewed our property in La Mata in September 2017 and had completed by 23 October, it took 5 weeks. It would have been quicker but we had to get  Power of Attorney sorted in the UK to enable the Spanish solicitor to sign on our behalf as we weren't in Spain for completion. The postal delay was the problem taking about 9 days even though it was recorded. (2 Spanish fiesta days fell in the week}

Our deposit was 5% paid as soon as our offer was accepted! This is non-refundable if you don't go ahead. Allow 12 - 13% on top of the full price for taxes and Solicitor fees. We also used a currency exchange company (Currencies Direct) that got us a better exchange rate than the bank. We transferred sterling to them and the euros went directly into our Spanish bank account. You will need both a Spanish bank account and a NIE number.

The power of attorney given to the solicitor allowed them to arrange transfer of cash for everything that had to be paid and the solicitor also set up the direct debits for Community fees, water and electricity. The whole process was fairly painless and straightforward. Good luck.

Hi it took me 2 weeks to buy my finca in relleu .think i was very lucky .i have come across people that have taken over an year .

Just going to give some really good advice I was given. Even if you dont need a mortgage get one. Even if its for Ā£10,000. That way the lenders/bank will do every possible check to made sure no dodgy dealings. Get a spanish mortgage.

My sisters house was taken off her. She lost everything. 

Our house sale took 6 weeks. Regards Cathie

hi cathie, can you explain how your sister lost everything please?  we are looking at buying a spanish property and to be honest the legalities are daunting us just a bit! iā€™m trying to gather as much info i can with what i should watch out for in order for there to be no problems

The first thing is to get a good recommended solicitor they will guide you through everything we found it so easy some solicitors will say the property is only a bit illegal! personally if someone says that I smell a rat! you need someone who will leave no stone unturned and explain everything in detail.

Hi Jeff/Sue,

I agreed on a property on 4th April last year and all was completed by 23rd May

I had a good solicitor who's colleague accompanied me to get my NIE and open a bank account 

She made what i thought would be stressful into a pleasurable experience. 

One word of advice, get a good recommended solicitor and it will all run smoothly
