Hi 

If you budget roughly 13 to 14% that will cover all bills tax and legal

The Valencian property tax is 10% Your solicitor will give you a rough breakdown of the charges, so you can work out what you need. The banks vary in what they charge for a bank draft, unless otherwise agreed they can charge a  percentage of the price of the draft they are raising,  with the other charges notary, solicitor etc etc I would say your full charges are around 14% of the property price. Maybe slightly more if you need an NIE or arranging power of attorney

You can save £100s of pounds using Wise on line account or app for the conversion to euros

Not sure if Wise will provide a "Bank cheque/draft", which is usually required at the notary. Some solicitors will provide this service for you at a cost. Banco Sabadell charge 0.4% of the total but this can be reduced using their "ripoff" house insurance. This cost can be significant.

Yes, you need any currency exchange company to transfer your money from GBP, to Euros, that cuts the costs down. As well as ensuring the currency exchange people drip feed the house purchase money into your account. But the banks will all charge for raising a bankers draft.  It can be can be quite a substantial sum  and unexpected sum. I was trying to warn the OP about the horrendous charges here in Spain.

A bankers draft in the U.K. will cost you around £15-20 

A bankers draft here  in Spain will cost at least ten times that amount, it’s something you need to factor in especially if you’re working to a specific budget.

We are currently buying in la marina through Barclays. We’ve paid the 10% deposit then a flat charge of 2500euro for agent and solicitors. On top of this we’ve paid 140euro each for NIEnumber, 250 euro for power of attorney document and Sabadell charge 300 euro for the bankers draft. At the moment that’s it but who knows 

we’ve been using currencies direct who’ve been great there are others which are equally as good.
