Water Tank/Heater has leaked and caused damage to flats below

Hi.  I've just had news that the water tank (or heater, not really sure what it is) see pic, has leaked massively causing water surface issues for our flat but causing real damage to the flats below on 3 floors. Despite the water and electricity being turned off. I visited the flat for a few days in July which was the first time anyone had been in the flat for over 3 years.

I guess I need to replace it.  Does anyone know what it is, where to buy a new one and know anyone who can fit it?

Get it from Leroy Merlin and for €100 they will fit it.Your insurance will take care of damage below you.

Great, thanks for your response, that's less than I thought it would be. No insurance unfortunately. It was my late mother's flat and has been empty for years. Water was switched off though so max 60litres leaked so hopefully minimal damage (unless they exaggerate), yikes!

As I see it, the damage my be, or surely is, consequence of galloping electrolysis due to lack of replacing a so called "sacrificial anode" in time, usually every 3-4 years. The part costs less than 10,- and elementary mechanical skills are sufficient to to it on your own. What me worries is that no service manual has any reference regarding this important issue.

Thank you.  I assumed that their insurance wouldn't cover something that wasn't their fault.

When we had a water leak into a neighbours flat below our insurance company would only deal with a claim from his insurance company. He was uninsured and they refused to deal with his claim. From this I assume that your claim is initially dealt with by your own insurance company who then claim from the negligent party. From his point of view the damage wasn't too great and he did the work himself rather than pursue a claim through the courts. I did feel bad as I thought my insurance would cover the work.

Thank you, that's really interesting and helpful. Not sure if should be more or less worried. If my neighbours claim on their jnsurance then their insurance company will come after me! I think I may write to the neighbours apologising and asking what, if any, damage has occurred and how I can help. It looks like I won't be able to make it over to La Mata until October half term but could potentially scrape up some cash for small repairs.

If this is the case, your mother was not insured and you are now responsible for the property, the costs of repair to the other propeties may well fall to you.

Try to avoid them making a 'denocia' against you (formal complaint) as this could lead to a Court Summons/Case.

If your planning on selling the property you could negotiate that costs of repair will be paid from the sale.

The upshot of all this however is just how much damage was caused to the other properties and whether their insurance will cover them.

Good luck.  Beurocracy out here is a nightmare.  Thats one of the reasons we are selling up.

Anyone looking to move to Moraira???
