the property is only worth what someone thinks it worth to them.
Estate agent dont care because they know as long as it is on their books they will earn from it ????
Everyway else in the World is finding hard to sell real estate!!!! But not the local agents they live in cloud cuckooland
SPAIN MUST BE THE ONLY COUNTRY IN THE WORLD THAT THINKS THAT PROPERTY PRICES HAVE RISEN??
JUST WAIT AND SEE WHAT 2021 BRINGS AFTER BREXIT
BEAR IN MIND THE BANKS WILL LEND YOU AN UMBERLLA WHEN IT,S THE SUN IS SHINING BUT WHEN IT STARTS TO RAIN THEY DONT HALF WANT THE UMBERLLA BACK QUICK.

Hi Johnny, I live close by and know La Sella well. The answer is it depends on the owners circumstances. He/she may have just lost his job or his business and may be desperate, or may have no need to sell and happy to wait for an offer close to asking price.
Property prices are usually factored high to take account of commision as high as 5% plus IVA and also the knowledge that no one will get asking price. Your first low offer will usually be rejected on the basis that they will expect you to come back in a second time. Or even a third or fourth time.
If you're a cash buyer and ready to move, Spanish bank account and NIE.......
At 99.000 I would offer 85.000 expecting it to be rejected and knowing an increased offer of 87.000 might be. If rejected again, go 90.
At 250.000 it's a different ball game, offer low, eg 200 and expect the same pattern. As a rule of thumb, if the agent and vendor see an offer they then realise you are serious and won't want to lose you. Its then just a question of how low they will go to close the deal with you.
It's very much a buyers market right now. If it's your first time Spanish property purchase there are other things you should know too....

To get a realistic idea about what can be paid, one has to find out the average market value for the referring object. Every "Comunidad autonoma" publishes every year the so called "valor medio de mercado" which can be checked online with the cadaster ID (a chain of some 20 digits shown in the relative land tax bill).

Any vendor with their head screwed on isn't going to tell you that for quite a while into a negotiation.
