Hi All, Just discovered I have squatters and now wondering the best course of action. Whether to use a British solicitor or one in Torrevieja. Has anyone any experience of this nightmare. A difficult situation as squatters have theair rights and in some cases the law is on their side.

Steve6 is correct and you may have an expensive fight on your hands which could, potentially, take months and months.
You will need a Spanish court order to evict squatters. The police will not act without a court order.

Go round with a cricket bat, smash one over the head and then very calmly and politely ask the rest to leave, works perfectly.... Well has done in the past for people I know 😁😁👍👍

I´m sorry to hear of your situation. Unfortunately, the law in Spain is heavily weighted in favour of squatters, unless you act within 48 hours of occupation. Even then, some people have reported that the police won´t act without a Court ordered eviction notice. The wheels of justice grind very slowly in Spain (the justice system receives less than 1% of the country´s annual budget), so you may achieve a quicker result using this company (open in Google Chrome and you can switch the language to English):

I'm very sorry for Benson's plight. We were afraid of this as I had tenants some years ago who paid no rent. The agent was a dodgy Brit who preyed on Irish and English owners promising to rent their homes. The tenants said they paid the rent to the agent. We now have an alarm system who will ring the police as soon as the alarm goes. They will also repair points of entry the intruders used. You see the plate outside houses. It's red and silver called something like Seguridad. It cost 240 installation and 40 per month. So far thank God we have peace of mind.
