Hi

I have been researching buying property in Spain and wondered what the renta and non resident tax costs are and do you have to complete forms annually for renta?

This is already covered elsewhere on the forum but, yes, a non-resident property owner has to do an annual tax return using form 210.

You pay 1.1 or 2% of the catastral value, depending on when the property was last revalued.

If you rent out the property, you pay 19% of net rental income, and present returns quarterly.

You can prepare returns online. Perhaps a tad difficult to do the first time, but after that it's easy, and saves the cost of paying someone to do it for you.

I'd suggest you find someone else who submits their 210s and ask for a look at how they're completed.

Plenty of information on the internet, but it can be confusing to sort through.

I've got an old copy in English of the instructions published by the tax office in 2011, which is still relevant. Unfortunately they no longer seem to have this or a later version on their website. If you send me a PM with your email address, I'll send you a copy.

Hi we bought our house 30 years ago do not live there and have never done a tax return??? Help???  also we were told our SUMA waspaid with our water bill... not sure this is the case??

What would our liability be do you think..

You're very lucky that they haven't caught up with you yet. Fortunately for you, they can only go back four years plus the current year.

IBI is charged separately - unless there's some strange arrangement for your area.

If your water supplier is Hidraqua, then the water bills may well include the charge for refuse collection, in which case they will have an entry for basura.

I've never heard of IBI being paid with your water bill, but I really don't believe that action wouldn't have been taken long ago if it wasn't being paid. Hopefully someone else in your area will confirm whether or not IBI is collected by SUMA.

Failing that you'll just have to ask SUMA directly.

In addition, you need to get a non-resident tax return in before the end of this year for 2018. For years prior to that, you can hope they don't catch up with you, or come clean and pay the previous four years, which would incur interest and a penalty.
