6 Month rental periods

Hi.

 My wife and I are retired and are coming to La Zenia in May to look around as we have friends that live in Los Dolses. We do not want to sell our house so we are looking to rent it out for 6 months at a time and rent in Spain for 6 months. (probably the winter months). Do you think we would be successful in finding an apartment for 400 euro's a month in La Zenia and what other costs would we have to take in to consideration?

After Dec 31st you will only be able to Stay in Spain for a maximum of 90 days out of 180 so unfortunately your plan is fatally flawed and a non starter.

Hi  Neo , and welcome to the Forum. You do not state where you are at present a resident of, but will assume it's the UK, please tell us if not.The plans you have for dividing your time between home and Spain would indeed allow you to enjoy extended time in Spain. This is something many many people have done on the past, however ,as the UK has now left the EU the new conditions outlined by members in the previous replies are due to be brought into force from the beginning of 2021. Lots of negotiations still have to be undertaken and although unlikely, it is not immpossible  the proposals could be altered. It is a game of 'wait and see'. On the question of finding an apartment to let , for your budget ,you could , in addition to any help you recieve here, try searching Kyero.com.

I think it highly improbable that the Schengen area 90/180 day rule will be varied or relaxed simply so that a small number of former EU citizens can continue to enjoy their technically illegal 90 day plus holidays, remember UK chose to leave and went ahead with it in the full knowledge of the concequences in that regard. 

If nothing else it would constitute a back door into the rest of the EU so at the very least would require the agreement of all remaining member states.

Were that to happen any such agreement would undoubtedly be contingent on reciprocation by UK which I can't see happening as it would smack too much of free movement which Bojo's neo-racist government could never allow.

But if they came over in say October 2020 and stayed till march 2021, for example, would that not be allowed seeing as both 90 day periods are in different years?

They could then wait till the end of the calendar year or winter to do it again.

Out of curiosity .if you dont have the income comming in every month but have a house to sell in the uk and have a decent bank balance does this make any difference to becoming a resident or  is there a minimum amount of savings you need ?

The rule is long standing and unambiguous so is only open to speculation or interpretation by those seeking to break it.

Ok thanks for clearing that up. So the OP could stay for 3 months, then have to leave for 3 months before they could repeat the process?

Could they not leave Spain after 3 months and rent in say France for 3 months before returning? Or as France is in the EU they would have to go outside the EU i.e the UK, or Australia etc?

Was thinking that the OP wants some sun and won't get that in the UK so could potentially go to the South of France (if possible)

Correct Ray, that is the Legal position at present, but could you, hand on heart say you are 100% sure things could not change over the coming few months of negotiations,? ,would you be prepared to bet your Casa on it . No, not me . 

Therefore I stick by my earlier comment that it is not certain and only time will tell.
