Been having a discussion with some friends who are thinking about buying a second property as an investment to rent out and no one seems to know the legal position on this and taxes that would be due, any information and advice would be helpful.

Hi John, I'd have thought the info was already on this forum (?).
In a nutshell, they'd have to:
Register the property as a 'vivienda turistica'
Get a (useless) Energy Performance Certificate
Submit quarterly 210 tax returns declaring the net rental income, and pay tax on that at the savings tax rate, which was 19% for 2016
I'm not sure if it's a legal requirement, but they should also get landlord's insurance
