hi Guys

We are still looking for the ideal villa and at the moment we are in discussions with an agent regarding a detached Three bedroom two bathroom villa with a pool which is on the market for 250,000 Euros in Los Dolces.

I have noted there are a lot of properties on the market at similar prices in the area,my question is are things moving in the right direction again or is the market slow because we are thinking of coming over shortly to try and have a go at buying something.

The agents are full of the normal crap but some idea of the market and any advice regarding what i should offer against an asking price of 250,000 Euros will help before i pitch my offer.

The market around Los Dolces is focused on the new build. You will have seen the level of building work at the moment

In VM things don't seem to be moving that quickly. Mainly because the £ is so unstable at the moment putting UK buyers off. If you're paying cash you can go in a lot harder and a cash sale can be completed in 6 weeks.  Mine was. If you're mortgaging it can take a lot longer. Sometimes months. 

At 250k I would go in at 210k and see how it falls. Bear in mind if you're mortgaging or have not physically seen the property. You will have less chance of a big chip. Also golden rule do not give the agent a penny as deposit.  Last thing add 12.5% on the sale price for stamp duty and legals

You are obviously an agent,I must admit I have been told by numerous people about not giving the agent a deposit,I note your comments.

I have been bombarded with bullshit, to be honest for me it's very off putting and I have told a couple of agents to go away.

Agents are a nightmare. Don't give them a penny I didn't sale went through fine. Make the offer by email. If accepted give the agent your Sols details and step back. Any good solicitor will also tell you not to give them a penny. A deposit can be handled very quickly with the sols. Done legally and with a formal contact. A seller who knows you're paying cash will want to stick with you.  There are not hoards of people making offers

 You will get all the lines/ scare tactics  "things are selling quick..it will stay on the market..you could lose it."

Keep the agents at arms length at all times

Actually no, never have been, but was just trying to be helpful. In my experience when you have an offer accepted and give a deposit the house is taken off the market,but if no deposit is paid then the house can stay on with as many agents as the seller likes. Having said that I have only ever bought 2 and sold 1 Spanish house, so I am no expert, just trying to be helpful, as I said!
