Really more important than the agent, although not saying you don’t need someone reliable, is to make sure that you employ a totally independent solicitor. Do not use anyone connected to the agency, whatever blandishments they come up with.

An independent solicitor will quickly find any issues there may be and advise you accordingly; they are only working for you and have no obligation to the agent; conversely, assuming all OK, they will implement the legalities efficiently.

Yes Epic is a very good real estate agency & I have just sold my property by another. It depends what you are looking for i.e. the Scandinavian real estate agents usually have chalets & villas more expensive than apartments but have a lot of duplex apartments in Alfaz Sol.Spanish tend to go for properties costing less with other agents. There is no such title as a "solicitor" in Spain.Only Gestor who does a lot of similar work particularly for your  annual tax return &other non legal details. But you have to use an Abagado,a lawyer,if you need more legal help.Even a Notario has not his legal knowledge & although it does entail a cost, perhaps if you are new to Spanish property ownership you should consider this.

Technically you are correct, but it is easier for someone outside Spain to use the term ‘solicitor’ as a general translation of ‘abogado’, because in English the term ‘lawyer’ doesn’t quite equate as it intimates much more serious matters, A notario to a degree equates to a notary public as they both deal with fiscal legal matters. Was only trying to keep things simple!  And s Gestor is similar to the Scottish ‘factor’ who handles business affairs.

Dave

Hi Dave, we bought a villa in alfas last week.  We worked with an estate agent called Nadia they are a big office based in altea, we found a few places on line and they arranged visits and also found us others to view. I would recommend them because they worked hard to fulfil our requirements . Also our sellers were not really willing to move on price very much but Tom from Nardia negotiated hard for us. They are also fluent in English. Steph
