Hi my name is Ellie & we are in the process of buying a 3 bed single storey villa in El Galan.  Our plan is to rent it out for a year or two as sadly we can’t retire just yet.  

We were wondering whether to rent out long term or as a holiday let & would welcome & advice or suggestions anyone may have.

We need to do a bit of a tidy up to it, pool surround needs work & couple of tiles to replace on terrace but a good basis to work from.

Hi

Here's an easy to follow guide on registering a holiday let. https://www.spain-holiday.com/rentalbuzz/holiday-rental-licences-in-the-valencian-community

If you do long-term then there are several rental agencies in the area crying out for properties.  Best to have a chat with a couple and ask loads of questions.  Remember that if you let long-term then you can't use the property yourself at all and the tenant has a lot of rights.

If you go down the holiday let route then you can also use the property yourself for a few weeks each year in low season.  You can handle all the advertising and bookings yourself and use a local keyholder/cleaner service (make sure they are a legally registered as a business or self-employed and insured) .  

You will need specialist rental and public liability insurance either way and there are UK companies that offer that so your policy is in English.

Whatever you decide, enjoy your new home!

Be very careful if you do long term if they stop paying it can be a nightmare and they have more rights than you!

Operate as holiday Let and run it yourself. It is easy to run avoid so call management agency. Make sure it is registered with tourist board and pay the 19 percent tax on your takings that is it, Plus your Public liability insurance, you are good to go. Avoid long term let, anything over 11 months. Beware you'll come across the Good, the Bad and the Ugly in Spain like any where else but they seem to be a lot of them in Spain all attracted by the sun.

Thanks Bev that's the sort of information I was looking for.  Sadly, we're both still working can' wait to come over but need to my the place earn it's keep until we can.

Hi Ada that puts a different complexion on it, I rented my house out here in England when I moved in with my partner.  Had horrendous problems with squatters, thought it would be different in Spain maybe I was wrong. Thank you

Thanks Joe90 going by the other comments I think you are right.  Holiday let it is we will need a good reliable cleaner.  We stayed in an apartment when we came over last time the lady who met us was brilliant will give her a ring.  We are due to complete middle of June so will be over then for two weeks.  We have waited years for this can't wait.
