License to rent apartment

Hi,

I am aware that I now need to get a license to rent out my property legally, however someone said it is necessary to have the Habitation Certificate in order to get this.

The builder did not issued me with one when we purchased the apartment 10 years ago.  I believe this license only lasts 10 years anyway and then it needs to be renewed at the Town Hall. I have been quoted 500E to get this using a company to do it for me. Does anyone know if this seems about the right cost or can it be done myself? Also how long does it take to get the certificate?

Any advise would be appreciated.

The application form requires you to provide one: Licencia/s de ocupación de la/s vivienda/s

But it also has a box you can tick: En su defecto, declara que dispone de ellas.

I take this to mean that if you haven't got one, you tick the box to say there would be one available.

If your house was never granted a habitation certificate by the town hall, then legalising it would entail architect's plans etc, and the process could be costly. If however it's a fully legal property, which it would probably have needed to be before the electricity and water companies made their connections, and you haven't made any unlicensed changes to the property, then you can get a new license from your town hall. How long that takes varies between municipalities, so you'd have to ask the town hall.
