hi , we are looking to move to the  monovar area early next year , we have seen a couple of properties and neither has a pool does anyone know how likely we would be to get permission to build one please .. thanks in advance Claire and mark

Hi Claire and Mark, 

Welcome to the forum!

The answer to your question probably depends on the type of properties you're looking at.  For example, if they're built on rustic land, or rural land of less than 10,000 sq m, it may be that you wouldn't get permission to build a pool, or best case, it would have to be an "above ground" pool.  Many rural properties in Spain are illegal builds and while, over a certain age, they can become legal by default, this doesn't necessarily lift any restrictions on development.

The best advice I can give you is to ask at the Town Hall ("Ayuntamiento").  Estate agents want to sell property - too many will tell you only what you want to hear.

Hi Claire and Mark,

This isn't from experience as we have a pool already but we have heard that Monover Town Hall have been a little tricky in respect of building regs. Given that you are not planning a building extension but just a pool, it should be doable. Every villa has one. There will no doubt be stultifying lists of requirements about where it is, distance from etc but no worries.

I would suggest you get everything on your side and the ducks lined up (sorry, pun intended), so get a digital certificate for your laptop as that facilitates things everywhere including at the Town Hall, get a Spanish speaker (unless you do rather well already, past the basics) online and available for a call up (worked a treat here), unsure whether you need planning permission but I will ask around on the Monover - Buying - Selling - Helping FB site), then your usual kitchen sink of Padron, NIE doco...

We have phone numbers for a good expeditor Spanish speaking with a Yorkshire accent, a pool expert so let me know if those would be useful.
