Hi, I'm looking at purchasing a building plot and building a property in the Marina Alta area. After months of searching for the right property key ready which proved unfruitful we have decided that to get what we want it would likely have to be built from scratch.                                    I have made contact with one or two local agents who have introduced one or two local builders to us. Unfortunately we know nothing of their work nor reputation to build what would have to be agreed at the early stage, let alone the actual construction and deliver as contracted to. That's not to say we are distrustful but simply uncomfortable entering such an undertaking without due diligence. Much of the discussions we have had, have been a little confusing which we put down to language issues or different work practices used in Spain as opposed to the UK. None we spoke to were very interested in assisting with advise on plot purchasing nor planning until commitment to buy the plot, without this we cannot even get past the first hurdle. I'm not naive as we all know many builders in the UK could not be trusted to deliver 100%, but at home there is a vehicle for re-course should things go awry during the build.                                                                                                        For this reason we would much prefer a contractor with a British owner or senior partner as our direct contact for discussions or negotiations, before and during the build. I'd very much a appreciate it if anyone on the forum would be happy to recommend a building contractor who could provide early guidance at plot purchase and planning stage and subsequently the build itself.

Each to his own of course Doug but a way to avoid a number of the plot issues is to purchase an existing property in a location that you like and then modify that property, rather than build from scratch. As you've found, it's hard to get the ideal house in the right location and in that way you already have services connected and the first step permissions in place. You just need to acquire permission to modify/extend what's there. I bought a dark, damp property because I could see what could be made of it and the plot, then had a local architect design how I wanted the new villa to look and hired him as Project Manager but I was able to be here every day keeping an eye on him, build progress and quality. In fact the existing villa was virtually demolished apart from two outside walls, not everybody would go to that extent of course but I knew the ground was proven for stability, drainage etc., with services and entrance road already in place.

Thanks for the prompt response, much appreciated. Yes its another option. Doing so, does this restrict the build size? i.e. is there a restricted percentage of build on a plot, hence 600m2 plot would only allow 1/3 (or other) build (200m2) bit of an unknown minefield.....
