Hi, my family and I are looking to buy a country house in the alacante/valencia area, to use as a holiday home to start with but move to when the children are all grown up and moved out. We’ve looked at so many now, it’s sendimg me mad! Our biggest problem is POOLS! As it’s a holiday home and we’ve Not got a property to sell so our budget is only around €120000 we don’t mind a bit of a doer upper, but pool laws scare me. What are the general rules on installing roman style steps and tiling a existing legal pool? Is this somthing that permission is easily granted or not. Also what’s the laws on a brick built over ground pool? Keep getting mixed messages from all the different agents. Don’t feel we can keep looking till we know more about the pool situation. Our short/long list of properties have all Been checked for relevant paperwork and the ones that have pools are on Said paperwork. But some of the pools are in disrepair and would be looking to put in steps and tile been told this would be fine! But that’s coming from the estate agent and he’s bound to say that. Thanks.

If it's an existing structure is on the paperwork as long as you don't extend it you should be OK,  putting steps in is not extending in any case it would be unwise to try to alter the shape of an existing pool by breaking the walls the integrity of the pool if built correctly would be gone.

Most of the properties in the country unless on a 10000 meter plot have infractions on them if this is the case you would not get permission to do anything even enclosing a Naya would not be allowed!

Many of the properties were also built by dodgy builders!

Always worth getting a survey done you can get a basic one for around 250 euros

Hi thanks so much for your help, I feel I’m in a better place to look already after only 2 comments on here. Even tho I’ve spoke to several different agents. So if I find a house with a land area of over 10000m2 then extending a pool would be easier? Just trying to eliminate a load of properties, don’t want to be driving around with the kids looking at properties if it’s not worth it.

If you are buying cash get an unbiased lawyer. Not one recommended by estate agent. They will check all paperwork is legal. Depending on your area rules are different! Murcia isnt as strict or as expensive as alicante for instance. If your pool was origionally a water deposit this can be used as a pool and repaired/remodernised as long as you dont change size or shape ( as a rule of thumb) you just need to make sure all the house and any other buildings including sheds etc are legal, the square m2 adds up and all on the escatora.you can get a surveyor that speaks english quite easily. Again get an independant one. And most lawyers speak some english if not they will advise a translator.
