Hi,

Has anyone noticed any change in housing market ? Have you noticed property is selling a lot more now and do you think house prices are rising ? . I am thinking of selling but my gut instinct says wait ??

My good friend who is Spanish and owns his own real estate business in santa Pola and covers a lot of Costa Blanca south says he has never been so busy , brits, french , all different nationalities are buying and the market is very good .

My instincts are to agree with PeteKnight.

But a new estate agency opened recently in our village, and there are signs up announcing another one coming soon. 

New builds are on the increase. 

This suggests that those investing in the sales businesses have a different view.

The market is definitely buoyant.  But as price rises and falls are mostly influenced by supply:demand ratio it really does depend what type of property you have.  I work as a property finder and whilst there is a definite shortage of 3 bedroom houses within walking distance of amenities close to the beach, and therefore prices rising quite quickly, there is a surplus of small two bedroom apartments still so prices for those are not going up at the same rate, (shortage of good size apartments with views though!).  Most areas are not dependent on the Brits buying, and those in the Eurozone have no currency issues, and there are other nationalities still buying too whose exchange rates with the euro are not effected by what is happening in the UK.  So if you want to sell then why wait?  Only you know if the time is right for you to move on.

Thank you everyone for your replies, I still enjoy coming over as it feels like home from home. But I am planning semi retirement and need to prepare for that financially. I have a couple of viewings so will let you know. I love some of the new builds actually . decisions decisions ??  . Thanks for taking time out to reply .

I can also confirm that prices have risen on the Costa Blanca North for desirable property in good locations. Unattractive property in poor locations not so much, if at all. Sought after towns like Altea Moraira Javea and Denia have seen quite large rises and as I drive around I'm starting to see the odd crane again, suggesting confidence has returned. Away from the coast the price rises have been lower percentages. 

I disagree about the pound/Euro. If a Brexit deal is agreed I think the pound will strengthen against the Euro by quite a bit.
