Hi, we’ve recently (March) purchased a house just outside of Ontinyent and are looking for a builder that anyone can recommend for an almost total renovation. 

All guidance very gratefully received!!

Good morning and welcome to the forum Rich.
Are you actually here or asking from the UK as at the moment builders are not allowed to work in occupied premises?
For a total renovation I would suggest using a local architect who will not only know what you can and can't do but will have trade contacts and in the meantime you can have a read of this;

We are doing the same to our villa and using an architect helped us a lot. If you've not yet spent a winter here you might want to consider heating and insulation as a priority. Most older houses will be single skin and with the lack of a damp proof course can suffer from damp and the electrics might (will) be a bit suspect.
We have added bottled gas central heating (because we were shocked at how cold the house was) and lined all external walls with insulation, took down all the ceilings running new electrics throughout and packed it with insulation. The finished rooms are noticeably warmer (even with the heating off) than the others and the damp has gone completely. Something else that crops up on the forum from time to time are smelly bathrooms which is not helped with the lack of vent/stench pipes.
The architect also arranged for our new EU approved septic tank to be installed and got the Habitacion Certificate for us.

Hi Cheryl, thanks for this, very useful. We’re based in the U.K. have some rental property in Spain, but this is the first time we’ve done anything that will involve significant renovation... slightly scary.
