Hi Forum(ers)

Good morning from sunny Midlands.  So our planning to move to Orhuela Costa (Playa Flamenca / surrounding areas) is proceeding at pace.  My wife and I are looking at properties online (with a caveat that we are likely to rent somewhere close by so we can  gauge the area before buying).  We have read that our preference areas maybe subject to flooding :( - so could you kind folks let us know what areas are prone to flooding and which areas we should avoid.

As this article states, the flooding and heavy rain can be very localised so it is impossible to say when and where flooding will occur. In heavily built up areas the water has nowhere to drain so gushes down to the sea washing away beaches and anything else in its way then the next day you can barely notice it (apart from the damage of course). 
In September 2019 we had the biggest floods for many, many years and this devastated the Vega Baja but in comparison the coastal strip got off relatively lightly. It was made worse for the low lying country areas because the dam at Santomera was in danger of breaching so they opened the floodgates causing an inland tidal wave.
You need to use your noddle really. Keep your eye on local news in the next couple of days because heavy rain is expected and there are usually plenty of videos on Youtube.

We was looking at the torretas but I spoke to several locals and they said itwas a flood area. One said we would need a small boat.

Generally speaking properties in Playa Flamenca don't get flooded. The roads turn to rivers in heavy rain and chanel the water down to storm drains and into the deep ravines (which drain out onto the beaches), or straight down to the seafront. After a big storm the beaches are a mess, but they get new sand quite quickly.

Thanks, that is very encouraging as our preferred catchment area is centred around Playa Flamenca with a walk to shops, supermarkets, Saturday market and of course the beach.  A radius of approximately 30 min walk.

Hi, I’ve had a house in la Florida for four years now and when other areas have flooded we have always been fine so this might be another area for you to consider and it is on the edge of playa flamenca so near the Saturday market and within walkingdistanceof the ommercial centre.

Hi

I'm in Playa Flamenca and we had torrential rain overnight, but as others have said, it doesn't flood here, although the roads can develop some very large puddles for a few hours!

Thank you so much for the info. Playa Flamenca is starting to look as a nice place to retire.
