Where do I start?! We have successfully and legally rented our holiday home for 11 years. Are you living in the UK or in Spain? If in the UK you need to decide if you will handle the lettings yourself or use a management company. We manage all our own lets and use keyholders for meet and greets and after stay cleaning. We still use the house ourselves too.

You will also need to do quarterly tax returns, get a password from the police to go onto their web site and record the details of adult guests, draw up proper contracts, have holiday rental insurance and ensure you meet the registration requirements. You will need double the quantity of towels and bedding, throws etc to allow for change-overs and spares of glasses, mugs, plates etc due to accidental breakages.
There are lots of advertising sites but some are better than others, so check them out before parting with any money. Some give you far more control than others over who stays.
Regarding areas that are good, it all depends on your target market. A small property can also be good for winter 'snow bird' lets. The most important point is to be honest in your advert, especially over distance to beach, shops etc. Having use of a community pool increases your summer lets and the price you can charge in summer. To gagewhat level of rate you can charge take a look at similar properties on some of the rental sites.
