Selling issues

Hoping to buy a property in this region in the near future.  Am reading in other forum that it’s incredibly difficult to sell a property in Spain in that it takes an eternity and you end up selling way below market price.  Is this true ? Has anyone had or having these issues.

Does anyone know the cost involved as well.

Dwellings will sell if the state of repair and location reflects the market price. 

The demand and supply of dwellings in an area dictate the market price. 

If you wish to sell quickly then you can choose to sell below the market price. 

I don't know where you are from, but pricing and the speed of selling in Spain can be very different to other countries, for example the UK. 

I would never advise anyone to buy a dwelling in Spain with a view to it returning a profit when sold. It isn't an investment market here.

I’m Irish and demand outstrips supply in Ireland.

I’m looking at buying to rent and family holidays too. Im near retirement and want to keep this home as long as I’m around but you just never know and would hate to think I or my family couldn’t sell it down the line and were forced to keep it or sell at a big loss.

All depends on the area.

Where I live,  houses are being snapped up within a few days of going up for sale. But we live in area extremely popular with all nationalities  so I’d guesstimate only 10% of being sold to Brits.

It’s important  to find the right property first time round. Taxes and charges are high when you buy.

When selling by the time you’ve factored in estate agent fees, legal costs and taxes, it’s almost as expensive to sell.

If anything it's far too easy to buy a property in Spain and properly priced almost every property will sell although it's not at all uncommon for it to take a year or two.

Not sure how inheritors can incur a loss on what will in practice be a gift?

To expedite a sale they may choose to dispose of it at a lower or even a 'give away' price but whatever they realise it will still be free money in their pockets so they can never make a loss.

Well I live in Playa Flamenca in the last 2-3 months we have had 4 properties up for sale, one was sold after a what’s app to our urb group within 2 hours another was sold within a week the 250,000 one took 8 weeks would of sold in 3 weeks but the agent was an utter jerk, and one across the rd 3 months to my knowledge The houses around here in decent condition sell quite quickly, my next door changed hands 4 months ago in a week

One buys a property because it serves one’s needs at the time. No one can foresee the future, and your inheritors will deal with that when the time comes. Situations change, rules change, life changes, do what is appropriate for you now, you aren’t really responsible for your inheritors future situation. And has been said, assuming they are not receiving a heavily entailed property, it’s free money to them, so how can they be losing?

Hi there,

Properties in "urbanizaciones" sell quickly, if priced realistically.

Properties in the country can take a lot longer to sell. The reason being that there are not so many prospective buyers for them.

Before you actually buy I would also recommend that you rent for a few months before you decide where you want to buy.

At this moment in time. If you have a nice house in a nice area, javea for example. Priced right. It will sell in as little as 24 hours.


House in  poor condition, wrong place or seriously over priced. Expect to wait years
