Just saying Hello, we'd love to buy a small holiday apartment that we could possibly rent out when we're not there, sometime in the future with the hope that we could retire a little earlier to the area to live in the sunshine like so many of you lucky people here are doing. I hope to learn as much as I can on this forum. It seems such a friendly and knowledgeable community so far. I look forward to learning much more from your experience.

Thank you Pete, yes I understand there are lots of requirements for short term lets and there are the costs of property management, tax ect. We'll have to do our sums when looking at properties. The time it takes to keep on top of it will be ok with me, if we go ahead in this way. What does put me off is that I have heard what you say about there not being any guarantees with the license even if you do meet the requirements and I understand that it can take around 5 months. We're also realistic about the income and would just be looking to offset some costs. This forum is great for advising on the real costs of outgoings and all the little things that you forget to include. It may be that we go for a lock up and leave bolt hole but I'm keeping the sunny dream alive. Again, thank you.

I suppose when you find your area or urbanization walk round and see whose got the license number in the window that’ll give you an idea if you’ll get one, my friends are still waiting for there’s it’s now 15 months, apparently there’s a lack of a certain man doing checks, but I hope you get as much pleasure out of Spain as I have. Long term let’s can be a real problem as no doubt we all have a friend whose come unstuck with this good luck

Fo us personally a lock up and leave is perfect, we dont really have anyone staying anymore , we did let family go but they still found stuff to moan about ! " bit hot for us" was a classic moan ! ( they went in july) . was still a hassle with getting bedding , towels etc cleaned. For what it cost us to run per year is easily manageable for us and if you were looking for a small apartment I'd imagine it would be the same for you, that's just your personal experience!!

This is such great advice. The estate agents who have been in touch paint a very different picture. I had no idea it took so long and thanks Pete to the links to DaveBev1 posts. Thank you again.

Hi, we bought ours 6 years ago, and have never looked back, we don’t rent out, just use it for family use, we had our fingers burnt whilst we had an apartment in Torrevijca never again, we both love Spain and spend up to 6 weeks at a time there, never in July august🌞🌞🌞, to busy, hope you are successful in your search, have a gd look around don’t make any hasty decisions. Good luck

I would suggest that you have a look at Jim’s Guides on this site. Lots of information. Also have a look at the Citizens Advice Bureau Spain site for general queries and the N332 site for anything to do with driving in Spain. The latter is run in collaboration with officers of the Guardia Civil for English speaking people and has an English language version of the Spanish equivalent of the Highway Code.
Just bear in mind that many things may change after the U.K. leaves the EU, and also that many provinces and towns ‘tweek’ national rules and regulations for their own procedures.
,Hi Booradley, we bought our 2 bed Apartment in a lovely quite gated community,we have the apt about 9years we have 2 Sons who use it two or three time a year and we use it ourselves three times a year all in it would be used for about 14 weeks in total we all do our own cleaning next person out washes the sheets from the previous family thus leaving no wet items , it costs in total about €2,000 a year which includes electric.non resident Property tax, water, insurance, suma etc , just to give u an idea of running costs ,May your dream come true ,Regards Nora

Thank you Nora, that's a great idea with no wet items. I am reading through Jim's guides and they are full of great information. I'm keeping an open mind as to how and when we go about it and I'd love to be in the position to do like yourself and keep the property just for our own use. It may just take a little longer, but dreams are worth waiting for.
