According to our architect and town hall in Pedreguer, Monte Solana, we only can install a closed septic tank system. This means that we need to empty the tank almost every week. This can not be right!  Is this really the right rule or do we miss something?

I think you need to establish from architect exactly what is meant by closed system. Most modern septic tanks are a unit sunk into the ground with separate chambers and a run off system - channels in the ground - for effectively water. Once functioning they should look after themselves although there are certain things that you cannot use with them, eg a waste disposal unit as it upsets the biological balance and bleach is not a good idea. They do need emptying now and then but not weekly!!! They may of course mean a mini sewage treatment plant, unlikely I would have thought as not inexpensive, but they produce waste water clean enough to go into rivers. Septic tanks are very common here and always have been especially in rural areas. However, the old pozo negro which was more or less a cess pit, has been banned I believe, so they may be trying to ensure that you don’t use that.

Thank you for your answer. But as far as we understood from the townhall there are new rules for the Monte Solana area and they say, that you only can install a totally closed septic system, so no empthying clean water at all

Understood - but I would at the least, ask WHY? Presumably it may be something to do with existing watercourses, pollution etc?

Hi Richard

Was searching through and picked up on the subject

I am in the process of buying an house biuld in 1979 I notice the the drainage does not go into the main drainage system but go from the house to a what I would call a concrete bowl were the pipes run from the house to this than a 4" pipe runs from that into a concrete tank which as a sealed lid would this be a spectic tank ?

My concern is the 40mm waste pipe that came from the kitchen had be either blocked or sealed off than a new pipe just coming from the kitchen put through the wall instead and allowed to go onto the patio was this because it was just blocked or something more problematic

The house as been used by the spanish owners as a holiday home for the past 3 years when there father who pasted away lived my worry is could this concrete tank spectic tank or what ever it is be at end of its life ? I have also read that new systems have to be 5 meters from your house which is impossible and if main drains are less than 100 metres from this must be done 1st the property is about 40 meters away from man hole, but a what cost

Any info would be much appreciated

Thanks paul

Hello, this is a very confused topic.  Does the water go away when you flush the toilet?  Is it already connected to the main drain?   What is really your problem?  40 metres to the main drain would be a very cheap connection in plastic pipework.   Get a plumber to inspect the system for you before you do anything.  Best of luck.

This won't be a septic tank but a holding tank....

You can get septic tanks installed and for very little money in the Monte Solana area.  PM me and will provide further details if required.
