No, it doesn't work that way. You can stay for up to 90 days in a rolling (not set) 180 days.

If you want to visit on a regular fixed number of days then 45 days is the maximum, 45 in/45 out, etc, etc.
Remember also that day 1 is the day you land, day 45 is the day you leave.
I use the Schengen calculator, a version of which Elinspain has recommended.

Maximumwise would be the 90days in and 90 out as we do. Less travelling and costs with a long stay each time. We do March-June, out home until Sept then return late Nov/early December. Works for us.

Your right that travel wise it is definitely cheaper to do that.
We don't like to leave either property for too long so we do 45 day trips +/- a few days. We don't come over mid-June to mid-September as it's too hot for us but usually there are family visitors to occupy the house, never a shortage of volunteers for trips to Spain.
