advice please re tax value versus market value
Hope some of you have had experience of the following. We are in the process of buying a house in Pilar, and have just been informed by our lawyer that there is a difference between the tax value (159,600) and the market value, which we are paying `(135,000) and will have to pay the difference in tax, either on completion or between 3-6 months later when they send a demand. The difference is about 2,4000 euros. The lawyers said that the tax (cadastral?) value is always different to the market value. She can appeal this, but with no sure chance of success. Charging 121 euros and 20 per cent on top of the recovered amount if successful. So probably will cost about 660 euros all told if successful, or a waste of 121 euros? We need to make a decision in the next week or so.
I should like to know others experience of this. Is an appeal usually successful? Are the fees reasonable? Would we just be throwing money away appealing? If we don't appeal, will this make our tax position in the future more than it should be? We are complete novices about this, never having bought in Spain before. We would really appreciate any input, especially if Jim, very helpful member, could help.... his knowledge is amazing.
