Looking for advice on renting.

At present I inform police of tennants ID and length of stay as informed this us now law.

On talking to many on area they are telling me you do not need to go this as will not get looked into by local police or council.

Just because some people say you don't need to inform the Police it doesn't mean you should or could ignore the law, better to keep yourself on the right side of the legislation.

Hi,

Are you renting out your property on a long-term basis, or for short-term holiday lets?  If the latter, do you have a Tourist Licence?  If yes, then it sounds like you're trying to comply with current law.

The people in your area who are telling you that you don't need to do this are almost certainly doing so because they are breaking the law - if caught, the fines are huge.  

I was listening to the news on Spectrum Radio only yesterday afternoon where it was reported that the authorities here have started to reap in significant revenue by targeting websites where these unlicensed properties are being advertised.

Jan and Alex mandate that, anyone advertising short-term holiday lets on this and the  TalkQuesada fora, must include their Tourist Licence number in the ad.

It is true that you must register all short term holiday lets.

Each rental property will be assigned an ID code to be uses as password into the Guest Registration digital system https://webpol.policia.es/e-hotel/ where you will be able to register the guests online.

It is also true that this is revenue driven law. The authorities appreciate that many will not bother and see it as a load of timewasting, hence loads of lolly in fines.

Yes, just to reiterate, if you are letting to tourists then the passport details of all guests over 16 years of age must be entered onto the Guardia Civil web site.  When you register with them you have personal login details that relate solely to your own property.  The fact that some owners are not doing this does not mean it isn't a requirement.  Carry on doing it - you are complying with the legal requirements in doing so.

Hi, if you are thinking of short term letting you need a tourist licence and the first stage is application with the town hall. Pilar town hall is not accepting applications so you are stuck, unless anyone knows anything new. I have been trying for 7 months so please let me know?

Have Pilar given any reason for not taking applications for compatibility certificates do you know?

I was informed it was due to lage number of let's already available in area. 

It took me months to get mine and that was years ago
