Hi, looking at a house which has a separate appartment above. Do we need a licence to rent this out from time to time. It would mainly be for friends and family but sometimes it would be quite nice to meet other people.

Probably not worth it for occasional rentals and friends and family have to stay for free so you would need to be a very generous friend or family member!

I have looked at the guide can't see mention of separate appartment for rental or conditions. Do you pay for a license

It applies to all tourist apartments for rental, it doesn't matter if it is attached or not. The separate apartment would also have to meet all the  requirements such as the bathroom being at least 4.5 m2.
I believe there is a small payment for the licence but it is all the other things you would have to abide by which will ratchet up the costs. At one time the process was taking up to a year to complete and any ground made up with the backlog before the lockdown will be back with a vengeance afterwards. Unless you are present when paying guests are there you will have to employ a legal key holder to register their details with the police, hand over the keys, clean the apartment etc and have insurance. You have to employ a tax advisor to complete quarterly returns at 24% (?). Post Brexit your non-resident tax is likely to increase and I'm sure I've read somewhere that non-residents from the UK won't be able to claim any expenses against tax.
I believe you will need to rent it out as much as possible to make it worthwhile.
You would also need to make sure that the property is exactly as stated on the deeds as illegal extensions and alterations are rife here.

Thanks again. I would be living there full time, it was just to get to meet other people who may have been looking at property in the area and looking for somewhere to stay. I don't need the income so may not bother if it's cost prohibitive

To be rentable the 'apartment,' needs to be completely independent of the main house, be a legally there so on the deeds, meet requirements regarding sizes of rooms, ceiling height and window sizes to qualify. You find lot of underbuilds do not qualify.  They are fine for visiting friends and family to use for free but not for rental purposes. Any renting would be illegal without a license.

Hi , just for information should anyone else be considering such an option. If you only intend to allow your property to be used on a word of mouth basis, i.e no commercial advertising i.e internet you don't need a licence but you must still meet all other requirements with regard to space and facilities.
