Hi Pete , I do think that you will be okay if you are already resident here ,that has already been agreed. The problem is for people in my situation .

I live in France and like yourself my status is okay if I stay in France, it's if I want to move to another European country as I do , it is not so clear. That apparently is to be discussed in the 2 nd phase of talks. A group of expats in Amsterdam is taking their grievance to the ECG ,as they claim that they are already European citizens and irrespective of what is decided our position should not change.

Hi Paul,

I have a villa in Campoverde with pool that I am going to put on the market in the next few weeks. We have had it for   14 years now as holiday home, but we now need to move on , age etc. If you want some info let me know.

I myself have noticed slight price rises in mainland but the price increases here in Lanzarote are increasing at a ridiculous rate hence the reason we are moving from here to find a new home in Costa Blanca

As far as I can ascertain, the English are simply not buying Spanish property at present - or if they are, they buy absolute bargains only. The Spanish press claims the market is buoyant but I suspect this refers to the big cities where property commands good yields. I recently tried to sell a very well positioned three bed terrace with community pool near Denia (bought in 2005 for €212,000) on Rightmove and dropped the price to €100,000. In four months not a SINGLE serious inquiry. Optimistic articles in the local press are invariably written by those in the trade! I suspect that some of the new build "white boxes" are selling at inflated prices to the wealthier English driven by fashion (similar to the fashion for bare shoulders on women in England). Undoubtedly Brexit is having a disastrous effect though the Scandinavians and Germans still buy. Maybe in five years the tide will change!

Then I would suggest you have the wrong agent or there is another issue in regard to the property or the property location. 

The British are still buying as you say, not in the same volume, but they are buying, often opting for new build instead of pre owned. 

Quite what the comment about bare shoulders had to do with any of this is beyond me!

Rightmove isn't an agent but a very reputable major property website that is probably the largest in the business and receives hits in the thousands everyday. Of course it is aimed principally at the English and convert prices to pounds wherever the property is located. It is used by virtually every agent in Spain to promote their portfolios.

As to location, the property is 2km from the Marinas coast line on Denia's north shore and a 7km bus ride to Denia town. All facilities a few steps away. Absolutely no hidden issues with the property which is structurally sound having been built in 2003.

I agree with your second paragraph.

Lastly, I mention this female fashion as a comparison with the trend towards what I term "white boxes". In my opinion these can look very shabby after five years of mud rain from the Sahara. Likewise, I think the English fashion of wearing dresses with gaps at the shoulders will pass even more quickly!!

It is worth mentioning that agents make far higher commissions on new builds than on resales. Spain's enormously high transaction costs have helped to kill the golden goose. Anyone who wants to sell and then buy elsewhere within Spain has to face around 19% in costs - many orders of magnitude greater than in England.

Hi there,

I'm familiar with Rightmove as I use it every day. From your location details I'm guessing you're fairly near me, maybe Els Poblets/Verger or in the general direction of Pego?

The trend (in Villa design) away from traditional to square and oblong straight lines is a natural progression of younger buyers and new generations wanting to be distinct from their parents values. They're also cheaper to build. 

I've bought and sold property on the Costa Blanca regularly. I'm not an agent, I offer advice to British people thinking about buying on the Costa Blanca North. If you want me to give you an honest and open buyers view and advice on how to get it sold I can possibly help for a very small fee. I'll send you a private mail.

ps agree about the scandalous transaction costs

Please see my other reply. €1000 later for useless web listings we've had enough. We have been listed on one for nearly TEN years!!!!! What a joke! No one is going to convince me that Spain property is a "buy". We'll wait five more years and try again.

I feel sure there are deeper reasons for buying white boxes. Most buyers don't seen the 15% commissions and are overwhelmed by sales talk - at 15% take who wouldn't push hard to sell!! White spells clean and modern and appears to be a refreshing escape from the overcrowded and dirty conditions of the average English dwelling.

I thank you for the private mail reply. I wasn't offering to list your property, I was simply offering for a very small one off fee of 50 euros to drop by your property and offer a buyers eye on it, offering completely independent advice about what you might do to speed up the sale. If you have a 3 bedroom property with community pool and have reduced the price to 100,000 then my original observations stand. Ten years on the market tells it's own tale I'm afraid. I'm not offended in the least that you declined.

However, instead of moaning about the market trends maybe you need to concentrate on what might make your property desirable to buyers because clearly for 10 years it hasn't been.

Contrary to what you have posted in this thread, desirable properties in good locations have continued to sell well. Until the market is devoid of new properties or repossessions at good prices some other types of property will remain harder to sell.

(By the way your comments about the average English dwelling are quite bizarre!)

I agree with your first remark. First the bank repos and desperate sellers must be absorbed and disappear. Then normal sales will stand a chance.

Perhaps one should blame the poor reach of the web sites rather than suspect the quality of the property.

Brexit undoubtedly plays a part. Fortunately we have re-rented long term and will wait the requisite three years to reconsider trying to sell. We are not going to accept peanuts nor send any more good money after bad.

I have lived here 33 years and what I see on England on TV terrifies me. God help the country!!
