Hi, My partner and l live in the UK but have rented a property in Pinoso since January 2020 for a period of 6 months. The property has been on the market for around 18 months and so far we are the only people to rent it. Our landlord is Spanish and the lease agreement is through APM Multi Services (hope its ok to name) We intend to move to Spain permanently but thought it would be wise to rent first.  We are up to date with payments but have been unable to use the property since Feb. My partner is self employed in the UK and is unable to work at the moment. We have requested rent reduction, just for the next few months but the landlord has point blank refused which seems unreasonable under the current circumstances. Do we have any options available to us or should we just grin and bear it? Many thanks

It is possible that the rent is now your landlord's only source of income as Spain has the strictest lockdown rules in the world. I would suggest contacting APM for their view re the contract you signed.

Why do people answer stuff without reading it first. Its not a holiday home,  they clearly state its a 6 month rental contract so many people answer on here with no idea of what the problem is please read stuff before answering. Rant out the way.

I also agree you wanted 6 months rental contract to see what its all about you went home in feb so you could of stayed or even come back during early march. I am sorry it was your choice maybe if you come back you can get a reduction on the next 6 months any money is better than none for the owner

OK, I scanned through looking for "holiday home" but it is still a second home and as the husband is self-employed in the UK I can only assume that their principle home is still in the UK. I understand that help is available only for your habitual residence in Spain as a Spanish citizen or have legal Residency so Lister's answer is correct.
As an aside, our IPTV is due for renewal in May and we usually drive over to pay in cash, could you pm me with your bank details or let me know any other way of paying. The last thing I want during lockdown is no tv!!!

I think all points made are valid.

I think what anyone is trying to advise the OP is that legally the response is likely to be "Tough!"

Personally, I would make an effort to reach out to the 'landperson' (can we say lord or lady these days without offending?) via the agency I presume, and see if you can reach any agreement.

There is no default legal position that would help you but there may be an empathetic one. That said, again rightly pointed out, the landperson, scrap that, property owner! may need the money and not accept your situation as being there problem. 

Again, I understand all sides, but, "If you don't ask, you don't get"

Hi Everyone, Thank you for taking the time to reply.

The property has been a  family holiday home for many years, our landlord is an elderly gent . The house has not been used for a by the family for a very long time and was in a bit of disrepair. We spent the whole month in January painting the interior, weeding the very large garden and draining, scrubbing, power washing then painting the 35ft pool been left filled with water for God knows how many years ( all at our expense  ) This may appear slightly naïve on our part but we did intend to lengthen the rental agreement beyond the six months initially agreed - our Landlord obviously welcomed this and appeared delighted with the makeover results

  Due to the current unprecedented circumstances we hoped the landlord as a gesture of goodwill may have agreed to a rent reduction for the next few months.

After much consideration we have decided not to extend the lease  and have given notice to terminate the contract at the end of the 6 months. I feel the landlord has actually done considerably well in the short time we have rented from him.
