Hello

We are trying to pin point areas for a visit about October this year with a view to,identifying where we might like tlive and to fine tune our property search.

We will be needing somewhere close to town and amenities  but set on its own, most likely a finca and have registered with an agent.

However, would be interested to know a bit more about the ex pat community there, if there is one and what support we might find.

We live in France and have done well with the language but a bit old to get to,advanced with our things like public transport, activities, (we are not late night social people), We have dogs and a cat to bring with us and hope to have somewhere where we can get a veg patch going or at least to stuff to do in a morning once dogs have been walked.etc

Hopefully this will give you an idea of our anticipated life style amd would appreciate any thoughts or advice as to how suitable this area might be for us, we are confident that we should find the right property at the right price (100k€)

I don't know Pinoso as I live in the Camp of Albatera, a slightly larger town than Pinoso, but closer to larger towns, cities and transport links although still predominantly Spanish.
If you are looking for a rural property within Valencia, it needs to have 10,000 m2 of land to be legal. You will need to ensure that the property has a Habitacion Certificate or know exactly how to get one, and the cost. In Albatera this means installing an EU approved septic tank if not connected to the mains.
In Spain there is a general exodus to the larger towns and cities meaning many country properties are up for sale, some taking years to sell. Generally properties are not built to anywhere near the standard required in the UK, often built by the owners and friends/family and possibly extended illegally over the years so it is imperative that every single part of the property is listed. A large number of properties suffer with damp resulting in plaster blowing and flaking off the insides of external walls. Spanish houses are very difficult to keep warm and country properties often only have a single, ineffective, open fire which is next to useless to heat the house once the sun goes down from October to March/April. The electrics could be decidedly iffy, to say the least and often only provide one socket per room.
We have "legalised" our property which is on 3,000 m2 of land and, like you, planned to grow our own vegetables. What with the endless weeding, watering, rabbits, rats and insects we gave up, it's much cheaper and easier to buy what you need in the local market as and when you want it rather than having gluts. We have some olive trees which we harvest and take to the local press but last year the yield wasn't worth bothering with although this year looks better. We juice and freeze the oranges, lemons, grapes and pomegranates and have a couple of almond trees.
We are still reforming the house and have spent a lot of money entailing a huge amount of turmoil getting it to a decent standard. We are not doing it to make money but to live in for the rest of our lives as we love the lifestyle here but there have been many unforeseen challenges along the way.

Thank you so much for this realistic response and for taking the time to give this information.We live in rural France so are rather used to the issues you mention, we certainly won't be giving up what we have here unless we find the right property in Spain.

We aren't looking for land,just a house which is in its own garden for the dogs and a tiny patch of land to keep us occupied.
