HI Thank you to everyone who has taken time out to give us sound advice however I now have a new problem which is soak away please can someone explain this to me the seller has said this is what he has in his property however we have asked for instructions all we know its something like a tea bag you drop in somewhere not sure where 

I only know about septic tanks and treatment plants so what is a soak away when we asked for information i.e instructions  the seller refereed us to the 3 other people that had the same done when the property was built 13 years ago if someone out there has the same plant i.e soak away please could you get in touch we haven't seen it apparent it is buried under  some hard core.any help or advice would be gratefully appreciated.

Hi  soakaway is when the surface water in from gutters rainwater pipe runs into ground some where in your garden when built they would have dug a large hole then filled it with gravel covered with topsoil in this they would have run a pipe what takes the surface water from your property

Hi that is what I thought but the house in Spain apparently takes toilet waste away l and you need to put a teabag like substance in i am so confused.

Hi the only systems I've worked on re foul water are septic tanks which require emptying when full via a tanker vessel the only thing I can say is you may have a filter fitted which old the solids back but filters the water ie recycling water but you must still have to replace this filter every so often and the water must flow into a foul system in area

Hi, I too have a soak away for my drainage otherwise known as potto negro (black hole).Its a hole, usually brick lined on top of a load of gravel. I buy the "tea bag" you mention from Mercadonna in the detergent section in a small box meant for septic tanks and  cess pits, which is what a soak away is when it deals with all wastage. You put down loo periodically and it provides bioloogical chemicals and the correct conditions for enzymes to break debris down and reduce smells etc. Hope this is helpful as I had no advice  as to maintenance from anyone but stumbled accross solution after researching. We aren't residents yet but apparrantly if the "hole" becomes full then you just have to just create a new soak away further away. We dont expect to need to shift ours as theres only 2 of us and not there full time yet. You dont get these emptied like a septic tank so are often put in rural situations because of low cost.

Thank you so much for coming back to us we were a little concerned having only have ever had septic tank and a treatment plant thinking what is this blessed thing I did some research but i could only find something about gardens and soak away's i feel much happier now.
