Hi,

My partner and I are coming to Pinoso in 2 weeks to look for properties to buy. We are 52 and 48 and have 2 children 16 and 14. We are hoping to relocate from Manchester to perminantly live and work in the area. I am a carpenter and my partner is a school teacher. We are looking at 4 bed properties on the outskirts of town. Any advice/comments would be greatly received.

Hi, 

Do you speak Spanish? Do you have the right to live and work in Spain? Currently as an EU citizen you have the right but this may change come October 31st, Are you intending on setting up a registered business? If property is classified as rural it will need a minimum of 10,000 m2 to be fully legal although thousands have been built illegally (including mine) on less than this. If the land is classified as urban, these rules do not apply.
It will need an up to date Habitacion Certificate to transfer utilities into your name and you should also check that every single part of the property is as described in the deeds. Many properties have been extended without proper licences and it should be the seller's responsibility to ensure everything is correct as the abogado will not have seen the property so will not know if everything is listed correctly but ultimately this will be your responsibility.
Always use an independent abogado, preferably a local one who will be familiar with local practices, just not the one the estate agent recommends.
Damp is a huge problem in Spanish homes as being in an earthquake zone, dpc is not used and you will need heating in the winter. Although winter temperatures are much milder than the UK, Pinoso is 1,500 feet above sea level and Spanish properties are often single skin with little or no insulation. Hot water is usually by way of wall hung heaters, very few have combination boilers so back to the old immersion days! Mains gas is not widely available either and electric is more expensive here than in the UK. Solar will be very expensive to install to run a 4 bed property.
Speaking Spanish will be essential for you all and being a teacher I must assume you have considered your children's continuing educational needs. Although I believe there is a growing ex-pat population in Pinoso it is still very much a traditional Spanish town so employment opportunities will be few and far between without, especially for youngsters as 40% is the average youth unemployment rate.
Most building trades are already over subscribed so going self employed (Autonomo) may be your best bet but again, the language will be crucial as most of your potential customers will not speak English and will probably already know a carpenter or two. 
If you find work on a full contract you will have access to the Spanish healthcare system (in Spanish), if you go Autonomo your monthly contributions pay for this but you will have to pay regardless of how much you earn in any given month. You will need to pay upfront for the first year's private medical insurance if you are not working.
To qualify for Residencia you have to be able to show you have enough resources to not become a burden on the state and post Brexit the income levels may well increase, possibly from €700 pcm to about €2,500.
My advice would be to come out, look around but do not commit to anything. Wait to see what Brexit brings then wait to see what individual arrangements are made between Spain and the UK. There are thousands of properties for sale here all the time, some taking years to sell.

Its about exciting as it is scary when you are choosing an area, uprooting the family and planning a new life in the sun.

There is a lot of excellent advice provided in the previous posts, please do not dismiss it as folk just trying to pee on your parade! If your reliance upon an income remains once you are living here then please do not make the mistake of thinking this is where the pot at the end of the rainbow is! You wouldn't be the first and you certainly won't be the last!

Negativity aside... Pinoso is a vast area and offers large town living as well as campo (countryside) properties and has a number of areas dotted about with a bit in between. There are obviously good condition existing homes (resales) as well as properties needing a lot of renovation (reforms). Finally, you have new builds. 

I would suggest you write down your budget, your must-haves, your nice-to-haves and the things you definitely do not want or conditions you do not wish to have.

I would love a nice new build, 10,000 sqM of land, 5 bed,2 bath, with guest apartment, pool and all the latest buidling tech... for 100K ! You get my point?!

Then its about who do you trust?!

You can start online with websites like www.Kyero.com and www.ThinkSpain.com (to name a couple) and narrow down your search area. But you will still have many unanswered questions about the area etc (unless of course you are well versed in all things Pinoso?)

I cna then personally recommend Lydia at Carousel homes - http://carouselhomesspain.com/ she is a trusted agent in the area who can cover all the property types I mentioned earlier. There are other great agents in the area too, a search on the forum may help you with that, but I have only had personal knowledge of Lydia, enough to recommend her.

Do not be dismayed, but similarly, please do not be underprepared!

Thanks. We definitely don’t think it will be easy and are prepared to work at it. We are out on the 21st Oct for 5 days to look around Pinoso so fingers crossed.

Can second that with Gary at Alicante Dream Homes. They introduced us to Henry(local builder) who is going to build our villa just outside the town. We have started a flooring company on the Costa Blanca, and previous posts about Autonomo and national insurance etc are spot on. 

Pinoso is lovely, I hope you find somewhere nice. Go for it if you think it will work.
