I dont think your lawyer would be able to open the account for you, as part of the process in opening the account is to photograph yourself on your phone.

What I would suggest is that your lawyer opens a conventional account for you and then once your property purchase is complete, you open the N26 account, transfer any direct debits etc and then close the conventional account.

Hello Nigella I used Sun Lawyers through Costa Blanca Sales. They were great. All the ladies in the Cabo Roig office, including Maria who we still speak to and has been so helpful in many other aspects, not only about the sale of the house to us. We were taken to Sun Lawyers by one of the reps, sorry I can't remember her name. She introduced us to the lady (again, sorry but rubbish with remembering their names) who was one of the lawyers that helped us. Her husband, also a lawyer, took us to the Notary, translated everything and we did the deal. We gave them power of attorney to pay all of our fees/bills etc and haven't looked back since. We are still in touch with the lady in sun lawyers (it may have been a Maria too) who has helped us with Brexit issues and is sorting out everything we need to have a pool built. All whilst we are at home in the UK (not been back since we took possession in Sept/Oct last year because of Covid). Particularly during these difficult times, all those professionals mentioned above have been incredibly helpful and I have no hesitation in trusting them for all legal and even personal help with the law and translation. We did know who was going to act on our behalf after we had initially made the purchase but were only in Spain for a week. Once I got home we did our research on Sun Lawyers and Costa Blanca Sales (suspicious little person that I am). When we went back to them the following day we were aware of the process they were going to take us through and having researched felt very comfortable to be taken to all of the necessary places/people. I can't wait to get back to Spain this summer and see our lovely new house and shall pop in to see the ladies that helped us with our purchase with chocolates and flowers. Mrs C. I used Javier at Sun Lawyers as Orange Casas our estate agent uses Javier and what his email says is what they do.

We paid 3k up front.

Didn't have any issues.

Thank you so much for all your feedback.

The Property I made an offer for my Solicitors got got the the paperwork from the Estate Agent and has reported back to me that the extension to the Porch in the front and the back Gallery has not been registered with the Land Registry, so hence she has to write to the Land Registry.  So waiting on this...

Hi Nigella,

The same thing happened to us.  In our case, the first floor extension had been granted planning permission by the Town Hall, but the work had not been recorded at the Land Registry.  Often, these works haven't even received permission from the Town Hall.

I made it a condition of our purchase that the vendor correct the registration and be liable for any back-payment in IBI (Council Tax) increase.  The extension had been built 10 years earlier, but the tax can only be backdated 4 years.  Overall, it cost the vendor around €1,000, so it's worth your while making any costs incurred the responsibility of the vendor - and stipulate that the registration is completed prior to completion.

Sun have had plenty of recommendations on this forum but it also appears that they also represent your agent hence the advice to find your own.

My own Solicitor at Solmed is English speaking(Scotish) I would highly recommend them.

Hello All, 

New to the site having just purchased in Orihuela Costa and still finding our way. Our property has both balconies enclosed in with glass curtains. Does anyone know if this would require planning permission? 

We are also using sun lawyers and so far so good, although 150 euros each for NIE numbers seems steep based on what I've read?

Also they are setting us up with Sabadell and it will be interesting to see if there is a 40 euro quarterly banking charge?

Sorry if I've tagged on to a different subject post, but it is my first.
