Actually Peter, my dealings in the past with Girasol are that they do NOT advertise properties that have already been sold and would inform their clients if the property had been sold beforehand - whilst SOME agents do have bad practices as those suggested, please do not tar all agents with the same brush.  Your statement that it is likely to have been sold if no one else is advertising it is a very poorly informed assumption and not an accurate reflection on that particular agent or how the respectable agents work.  No one has suggested that Kyero is an estate agent (it's blatantly obvious they are not).

Kyero is a portal, such as Rightmove.  Lots of agents pay to advertise some of their properties on there.  The practice Peter mentioned is NOT followed by the reputable agents.  However, it is genuinely possible that a property you want to see could sell the day before you are due to visit it.  The majority of agents do not waste money paying to advertise sold properties on a portal.

Unfortunately, I'm yet to find an agent in Spain that doesn't fall somewhere between useless and scam artist. Most never reply to emails and many have property on their site that has long since been either sold or removed from the market. I recently asked one agent about a property on their site with the aim to make a viewing. This is an agent that is often recommended on forums and regarded by lots as one of the "good guys". Long story short: They said the property was available, but at the same time another said it was sold years ago. Went back to first who said it was definitely available and could arrange a viewing. I explained I would be flying in to see only that one property. They responded it was actually sold. Six months later it's still advertised on their site as for sale. I did some digging and I'd say 50% of their stock is actually sold, some of the listings are for houses sold four years ago.

I've worked out it's pointless looking online, the only way to do it is walk the street, look in the window and speak to the agent in person.

I'm, visiting the A Place In The Sun exhibition next month and there are some agents at it, so hopefully will be able to pick up the names of some that at least are slightly elevated above "useless".

Casas Manuel get many recommendations on here and can possibly get access to most of the properties you are interested in. Even so you don't pay the estate agent a cent unless they sell you other services like getting an NIE or opening a bank account so it is essential you find an independent abogado to make sure someone is totally on your side.
Kyero is a portal for estate agents and I think sticking mainly with one agent is the way to go otherwise you could end up being taken to the same property by multiple agents and just use other agents as and when necessary.

When we bought our place a few years ago, the initial enquiry was to Citrine,  someone from Vincent Real Estate turned to do the viewing & we completed via Casas Manuel who actually held the keys.

One pot & they all whatsit in it.

Regarding an abogado, would you suggest that we speak to one the next time that we visit even though we are not yet close to finding a property to our taste. Or should we leave it until we think we have found a place that we like?

I would, if only to get a few quotes and get a feeling for the process.
We use Uma at getlegalinspain.com for everything. She is an advisor based in Torrevieja and she doesn't take any nonsense! Have a look at her website and see what you think, there is an abogado within the company but Uma does most of the legwork making the overall cost cheaper.

I would email a few companies before you visit.  Send all the same questions, say just four or five straightforward questions (even if you already know the answer), explaining that you are looking for a lawyer to handle the purchase of a property.  When the answers come back you will get a bit of a feel for the companies - some will reply quickly but with a sales pitch rather than actually answering your questions, other will just try and get you to make an appointment without answering anything, but one or two will communicate properly as well as suggest meeting up.  Meet the ones you feel confident with using from that email and then make your choice, and stick with them regardless of who the estate agent wants you to use.  You will be communicating with them by email mainly once you return to the UK so you need to know they will reply to your questions.  The only reason to use a different firm would be in the unlikely event that vendor is also with that company, which, although happens in Spain, is in my opinion a conflict of interest so change to your second choice.  Your lawyer must be working independently for you alone.
