Hi all,  We are a retired English couple who intend to buy a property on the orihuela coast this year, we know the area fairly well having holidayed there many times , we are reasonably flexible with dates and locations, the ideal scenario for us is a 2 bed property In playa flamenca, la zenia, punta prima area from March 1st for a 3 month period, can anyone offer any advice or contacts?

Hello Andy, I believe a 3 month let will be classed as a holiday let and you will need to make sure that the property has a tourist licence. Rules are being strictly enforced so the need to ensure everything is above board and legal is paramount. If I am wrong about the holiday let bit, I´m sure someone will say.
If you have any intention of renting out your property, please make sure the property will qualify for the licence before putting a deposit down and don´t listen to any estate agent who tells you it will definitely qualify, or it isn´t important, do your own checks and searching this site under "Tourist Licence" in "Everywhere" gives loads of information. Never use the solicitor recommended by the agent.

You will need heating if staying over winter and some have posted about damp and mildew being a problem when properties are closed up for periods. Nighttime temperatures start to plummet with the Gota Frio (October) and dont usually pick up until April.

From March to May, you should get a decent idea of the differences there are between summer and winter living here. If you´ve never visited in August, it gets extremely busy in those areas, especially the N332.  I don´t believe there has been a date set to remove the AP7 tolls locally.

San Javier airport has now closed and flights transferred to Corvera which is further away and Alicante remains the biggest airport in the area.

This is a beautiful area to live or holiday if you get it right. Wishing you all the best.

Thanks for the reply, I am still going to persevere with trying to get a rental property, sent lots of E-mails off for properties on various sites, fingers crossed I will get some positive replies.

I have just done the same - it's not difficult

I too emailed several agents late December giving a date of arriving to view thus week on 11th 

Some were very good and I will email you details later 

But I pulled a trailer behind the car from Portsmouth to bilbeo arrived Tuesday 

Had agreed to store trailer 30 miles short and hit a hotel for 3 days 

Wednesday I saw 3 properties made arrangements to see 3 more Thursday 

400-600 euro per month and just agreed a quality 2 bed in Torre De horadada that I get access to for 3-6 months ( my choice ) on Tuesday 

I also moved out of hotel into great airbnb for a week at 159 €

Do not sweat it - pre book for a week or two at max and you should not have an issue

 Thanks all for replying to my original post, looks like I have secured a 2 bed room appartment in La Florida for  around €600 a month through a private individual on the "eye on spain" website, will know for definite Monday.  

All the following did reply to me but mostly asking silly money for this time of the year. Sangria properties Corruso estates Costa Blanca holidays Think Spain Marjan  Flamenca holiday rentals

Hi Andy

I did reply to you yesterday and promised you some details , which I have just collated , however it seems you have found success already PLUS , one of the names on your list of ' unhelpful' agents - I not only met - who are decent ex-pats , honest and of whom I have taken a quality 2 bed at 600 ( which includes 80 euros towards electric ) underground secure parking that I required - full UK tv and internet included and NO agency fees 

so slightly put out that you could name and shame on here a company who for what ever minor reason you felt were not up to scratch - 

bit unfair mate ..

Again you assume silly money when you are not here to see - did your parents never teach you - if you have nothing good to say .. say nothing 

I was very impressed with Sangria … lovely people .. yet your post shed them in bad light with no real foundation 

plus … having spent a lifetime in a similar industry … brokers / agents whilst they give advice to their clients , eventfully take their instructions .. market forces dictate if something finds a market … so if one of theirs seemed dear … it will stay unsold / unrented then the client   often finds out that the broker was right …

honestly mate - if you are coming over … try to make friends …
