Hi we received an email from water company saying we have a leak, apparently it's under our garden , has anyone else had this happen to them ? Up to now we have used 58 we normally only use 9 when we are not there worried about the cost. Our previous community vice president is helping us ,but it's difficult when we are not there.

If it's the incomer to your property, can't you ask the VP to turn it off at wherever it's fed from?

Ours is in a cabinet near the building.

If it's a pipe running to a cabinet, I would have thought that's the company's problem, but don't quote me.

Maybe they want permission to dig it up?

Hi the water company have put a tag on our turn off at the board at end off street, but the water is still leaking, apparently it's our responsibility to pay . We have someone going out today to try to find exactly where leak is, feel a bit helpless and really worried about cost.

From previous experiences, the water company are usually very good and, although you may get a big bill, have very often reduced the cost once the leak has been seen to. Your home insurance should also cover you for a certain amount so check with them to see if you can claim.

Turning the water off at the mains by the meter, not the stop cocks actually in your house, should solve it for the time being and your community president should have access to the cupboard. There are companies that can detect and fix a leak like Bradley Construction or Water Leak System (WLS).

If it's at all possible, you could consider coming out here. Flights are pretty reasonable.

This sort of thing is one of my big concerns about not being here all the time and why insurance is a must for me.

Lets hope that company finds it and you get it sorted quickly. Best of luck.

Insurance is not necessarily the answer to everything as they expect you to get problems sorted quickly so the damage doesn't get worse. Insurance plus a keyholder is better. They can be on hand to sort things out with their contacts with various trades. They usually offer other services such as checking the property at various intervals, getting essentials in if arriving on a very early or late flight, turning on the fridge, giving the place an airing, cleaning etc, all depending on what you need and are prepared to pay for.
I hope you get it sorted.

Edit: If the property is of a fair age, it is likely that one leak will lead to more and then the insurance will not look too kindly on repeat claims. It may be time to replace the whole length of pipe.

The new rollout of the smart water meters should go some way to ease that. It is designed to alert you by email or text of any sudden increase (or decrease) of water usage and alerting you of a possible leak or even someone stealing your water immediately. They can even shut the supply off so they reckon.

It's been rolled out in some areas (Bigastro with 100% replacement in August) and some partially so. It is planned to replace all meters over 12 years old first but complete them all by 2030 so may have to wait a little while.

That sounds useful, cheers.

Would your insurance company not come and check it if you contacted them.

Yes we have a key holder and plumber found leak just outside our property apparently linked to our meter, replacing all old pipes to box on street at a cost of £2,000 ouch. But thanks for everyone who have advice.
