Hi folks.

Can anyone advise me on how difficult or simple it is the get planning permission to add an extra bedroom too my house in Punta Prima.

You will have to get an architect to draw up plans, you will need your deeds for them to look at to find out if it is feasible in the first instance.

I would suggest contacting Don Aluminio Building and Reformation they use a very experienced Architect he will tell you if you can do it and give you a quotation for drawing up the plans.  Don Aluminio can give you a quotation for the work also if you require. these boys are excellent and I can show you work they have done for us and they have hundreds of recommendations we looked at several jobs they have done and have been using them for a long time now and they have never let us down.

Hi 

First of all if you live on an urbanisation you will first of all BEFORE asking any architect you will need to ask at the agm of the community if this alteration is allowed

We live on an urbanisation and have just made all our alterations legal. I can give you all the information but I need to know if you are on an urbanisation ir not

This is not the case in all communities but the first thing you should do is ask the president how your particular community works with this, some say you don't need to go to the AGM (we know this from personal experience of two communities) however if the president says this ask for it in writing to cover your back, even if they say it is OK that will not mean you can get planning permission so its a bit chicken and egg really you can get a view from the Architect FOC, you normally only have to pay them if you engage them for drawing up the plans.

Hi. I think I am on an urbanisation I will be paying a commmunity fee so I am guessing that is an Urbanisation? Forgive my ignorance but I am a newbie in Spain.

Hi. Thank you for the info, I have not moved into the house as yet but when I do hopefully in the next 2-3 weeks I will get in contact with Rob after I ask the urbanisation commitie if it is permitted to add another bedroom.

Hi

You must be on an urbanisation with paying community fees.

So you should first of all ask if this is allowed. On our urbanisation there is often requests to change things in properties and many are refused.

It’s difficult sometimes to understand, but , even though it’s your property, there are certain things you cannot change due to the Horizontal Laws in spain.

In the uk for instance you can paint your property any colour, but not on an urbanisation as it has to be a certain colour etc.Even a sun blind has to be the correct colour so please be aware, and it’s wise to ask before doing any sort of alteration.

If you are changing the size of anything  eg we have put a roof on our galleria area this has to be authorised, made legal, (this has taken almost  a year) and then the Suma ( council tax ) will be increased 

There are many properties that have made alterations without the proper consents

So please for peace of mind it’s always best to  just ask prior to doing anything, and then there should be no problems.
