Hi

I’ve been in my rented property nearly 3 years. Lease is coming up for discussion and I feel owner will just be looking out for themselves

As a tenant do I have any rights or where could I find such information?

What does "Looking out for themselves" mean?

If you have a valid long term rental contract you have loads of rights nowadays. You cannot just be evicted unless they have just cause like non payment of rent etc. The only reason to ask you to vacate the property is if they want to live in the property themselves, but that will need to be proven. 

Rents can only rise by the inflation rate unless improvements have been made to the property.

Thank you for your response. Land Lord wanting to increase rent and for me to have responsibility to replace white goods if they break. They weren’t new when I got the property so I don’t think that’s my responsibility. Also wanted me to pay Suma and community fees but I nipped that in the bud. Rent is paid on due date and never been missed 

There’s been no upgrades, kitchen, bathrooms are original and property 20 years old

It all depends of the type of contract you have signed. There arel are various types, all of them with different rights and obligations, and these cannot limit or exclude whatever is laid down be the Law (LAU) which previals over any other stipulations. Too extensive as too explain in detail.here.
