Guardamar park static caravan retirement park

 Hello all  I am thinking of buying a static caravan on the above park. I would really appreciate any advice that can be given with regards to purchasing, pros, cons site reputation and safety. I believe rojalis is a beautiful central  town and easy to cycle around, and look forward to living there. Thank you in advance.

My worry would be around the sustainability of this and similar parks going forward. 

With the income requirements for the non-lucrative visa I suspect that British retirees coming to Spain are typically going to be wealthier in the future and so less likely to be looking to live on these parks.  This may mean that as current residents leave it is going to be harder to replace them. Consequently, what are now thriving communities may look very different in 10 years time.

I wonder if they’ll become “holiday” lets? Having said that, I guess for that to happen, someone still has to “own” them, with all associated expenses 🤪🥂

Hi I hope my reply helps you.

We are resident in Spain and bought a used static caravan in Mazarron a few years ago, we bought a used one as we had to factor in the site charges which in our case are approx 4.800 euros per year, we have a Spa which we are free to use anytime and reduced elec and free water, its also very near to to beach.

If you are considering Guardamar Park you would need to think first how much are you going to pay for the static... is it going to be a new one? ok once bought it is yours but what are the site fees,  these will need to be paid whether or not you use it.

I am not trying to put you off in the slightest but before we bought ours we looked at  Guardamar Park and the statics where 70.000 euros plus,  we could not get a fixed site fee so decided to leave it as   the costs where getting too high.  

You don't say but i assume you are not resident,  if this is the case i would buy a second hand static and see how it goes,  if you like i can send you some pics of the static we bought and have renovated .

Hi Howie1 and welcome to the forum,

The static caravan park at Guardamar is in a peaceful, countryside setting, although I´m sure you´ll hear the distant sounds of donkey braying (from the horse rescue centre further down the lane), not to mention the odd cockerel or two!  I don´t live there, but I walk and cycle the lanes every day, so I know the area well.

However, as others have said, unless you´re already resident in Spain, you should look at the post-Brexit requirements for obtaining a residency permit - the financials are much higher than they used to be for UK citizens when we were in the EU.  Unless you´re lucky enough to be Irish?

Contact Costa del Paradise, they sell the Statics, we bought our static in 2013 brand new, and lived on Alannia (Marjal) Costa Blanca. Because the site got bigger we decided to sell and buy a property, just outside Catral. I know there are statics for sale there now. The ground rent is expensive though. Guardamar Park is not in walking distance of anywhere you have to have a car, but it is in the Country. We loved living in the static, easy to keep clean and the bills aren't expensive, just the ground rent
